Timeshare Cancel Services is an Orlando, Florida-based timeshare exit company that has been in business since 2009. They claim they established their business due to the demand for timeshare exit companies as the popularity of timeshares grew in that year by over one billion. While they make claims they have extensive knowledge and expertise, as well as plenty of law prowess to back them up, do their services actually live up to these claims?

If you’re looking for a good initial impression, Timeshare Cancel Services does a good job of establishing that. They have a very clean and concise website design that provides a feeling that they are backed up by lawyers rather than inexperienced representatives. This could also be done purposefully to establish credibility where there might not be any, but we can dive a bit further to see if their information lives up to the appearance. 

Their landing page lays out more than we typically see from timeshare exit companies about what they do, how they do it and their results. They specialize in timeshare cancellation, mortgage cancellation, money recovery, and credit protection, so they provide a wide range of services in the timeshare exit business. Each of these sections also has a link attached to learn more about how their services work and it will lead you to their ‘Services’ tab so you can read further. 

Their ‘About Us’ section on their landing page is a little pithy and lacking information. They talk more about what you should do to find a trustworthy timeshare exit company rather than why they are that credible resource you’ve been looking for. They also offer a free evaluation calculator that they embed a link to on the landing page above their results. 

They claim they have provided over one million dollars in recovered funds to their clients as well as over three hundred thousand in recovered maintenance fees the year before. They do provide some information as to what resorts they’ve released their client’s contracts from, such as Wyndham, Marriott, Hilton Grand, and more. Their alleged total of the canceled debt to this day is 275 billion since they started their business in 2009. 

If you do head over to their ‘Services’ page, you’ll find under their proven credentials that only 60% of their clients receive refunds but they have 99% success when it comes to canceling contracts. The rest of this page doesn’t provide much more than what you’ll see on the landing page already. There is a bit more fluff related to what they do for credit protection, cancellation, and refunds. 

The only additions to the ‘About Us’ page show that in the first year of business they won 1,000 cases, and by 2011 they had gotten over a million in refunds for their clients. They list their accomplishments from 2012 to 2021, celebrating their success and how much they’ve given back to their clients but the details aren’t very thorough here either. 

Their ‘Contract Releases’ page will give you some uploaded copies of contracts they’ve released people from, stating how much they’ve gotten refunded per resort. They also have a wall of icons you can click to see the releases from this list of resorts. The only additional information provided is how to pick out a trustworthy timeshare exit company, which includes advice like checking the BBB history of the company you’re considering. 

This is odd advice as to when you search Timeshare Cancel Services, you won’t be able to find their Better Business Bureau page right away. You’ll have to search around a little bit until you find a group called Integrity Marketing Solutions, LLC. They are also known as Timeshare Answers and they have a 4.74 out of 5 ratings but are not considered accredited by the BBB. It seems odd they would advise you to check a company’s BBB profile before you consider hiring them when there’s is not even accredited. 

The only other aspects of their website that should be looked at are their testimonials, the timeshare calculator, and their FAQ page. Their testimonial section is interesting as it mostly contains video reviews, which is something we have mixed feelings about. While it does feel like videos of real people may make these testimonies seem more credible, we also know how easy it is to have review videos faked. 

Their timeshare calculator is thorough and helpful, so we do recommend taking advantage of that if you’re curious how much your timeshare actually costs. While there are a few answers of note in their FAQ section, we paid the most attention to if they charge an upfront fee. They claim their consultation is free and money is only exchanged when their services are rendered, but even this answer is vague. 

There is nothing regarding escrow payments, which we highly recommend in order to keep your payments secure. If you want to know how important escrow payments are, take a look at our blog. All in all the website is good but we aren’t sure how much it represents the company at hand.

Once you find the Integrity Marketing Solutions LLC page on the BBB website, you’ll be able to see they have 37 customer reviews and 4 customer complaints that have been closed. They have two one-star reviews and then two four-star reviews, but the other 33 are five-star. The two one-star reviews have a similar commentary about Timeshare Cancel Services being uncommunicative about the progress of their cancellation. 

This is also the first time we are given an idea of costs as well so keep that in mind. The four-star reviews don’t give us much reason why they aren’t 5 stars as you can’t really tell them apart as far as content goes. The complaints that are filed against the company also seem to be pretty similar in nature. 

Most of them are mentioning money being taken upfront and then communication dropping off without any solution being reached. Another complaint is that the customers in question feel like they had to do so much of the work and the fees that were taken were too much for how much work the company itself had put in to help release them from their contract. That, mixed with the lack of communication really sounds similar to some timeshare scams that we warn against.

Timeshare Cancel Services Cost

 

We are only given an indication of cost in the complaints section of their BBB page, which is already a red flag. Most of the complaints mention a fee of $2800+ but we have also seen up to $4000. One of the things we recommend to individuals seeking help exiting their timeshare is to avoid upfront fees if you can. 

A free consultation is nice, but if a company says that they take an upfront fee before any work is done you should do a bit more research on their credibility. This is why the claim that no money is exchanged until services are rendered is a tricky way to word things on their website. This absolutely means they take an upfront fee and that you will have to contact them if you want to know how much you should expect to spend. 

We also don’t like when they expect you to contact them without providing adequate information on their website. You’re essentially going into your consultation blind and if you don’t want to use their services, they now have your contact information and can call or email you whenever they please. This is how a lot of timeshare scams get a hold of people and don’t let go even when you have said you don’t want to use their services. 

Summary

 

Overall, this company has a very well-put-together website that does provide resources in the form of their timeshare cost calculator, but it is still lacking. Most of the information you’ll find on their website is a little bit of helpful advice mixed with filler. They also don’t provide anything to boost their credibilities, such as an attorney or legal aid.

We also don’t like that you have to jump through hoops to find their Better Business Bureau profile because it is under the LLC’s name rather than the name of the exit company. While they do have over 33 positive reviews for their services, we are alarmed by the complaints as they are all fairly similar. The four complaints on their profile all talk about upfront money being taken and then communication dropping off entirely. 

You want the company you trust to release you from your timeshare contract to be communicative and willing to work with you and your needs. Upfront fees and then no adequate communication is not the way to run a business, especially one like this. So while we don’t dislike Timeshare Cancel Services, we do find their practices questionable and we recommend more research if you think they’re the company for you.
