Give Back Timeshare Review

Give Back Timeshare is an Orlando Florida based timeshare exit company that claims they have been in business for almost two decades. This business is an interesting one as it doesn’t follow the same design we’re accustomed to for other timeshare exit websites. While both websites connected to Give Back Timeshare don’t look promising, do they hold anything of value to those looking for a swift timeshare exit?

As far as timeshare exit websites go, this is one of the more interesting situations we’ve come across. If you look up Give Back Timeshare, you’ll find a one-page website that has a BBB profile link at the top. If you click this link it leads to the V. I. Network Inc., which includes a link to a website called TimshareOut.com. Because the two seem to be connected and they are each only one page, we’ll be reviewing both. 

It seems this company was established in 2001, and it is made obvious by the design of their website that it hasn’t been updated since they started. 2009 is when they were accredited by the Better Business Bureau and you would think that it would’ve been updated or improved in that time, but it still looks like a cheap 90s or 2000s ad you’d find in a magazine. 

We’ll start with the Give Back Timeshare website as that was the first one we were made aware of connected to this company. Instead of separating their information into tabs, you can click on, it is all structured on a single landing page with next to no intelligent design. The logo in the left-hand corner definitely looks like it was made on MS Paint back in the early 2000s and the only thing that draws the eye is the occasional bolded statement to help separate sections of information. 

It does not read anything like a respectable business but more like an advertisement, you’d find for a guidebook, which is exactly what they seem to be offering upfront. The guide is called ‘7 Facts You Need To Know When Selling Your Timeshare’, and the cover itself only adds to the cheapness of the web design. They claim that they’ve been helping people get out of their timeshares since 1999 and that they’ve aided over 70,000 timeshare owners. 

They are apparently recommended by Yahoo Finance as well, which doesn’t hold much weight in the modern age. They also include a small section of satisfied clients, but half of these are from the United Kingdom. We also are given a small FAQ section down at the bottom with answers to questions like ‘Are you an upfront fee timeshare company’ and ‘How long will it take’. 

They claim that they charge clients as soon as their services commence but that they aren’t like other companies who won’t help you at all but take your upfront fee. There is nothing to back up the claims that they won’t be like other companies and simply swindle you out of your money. This is another company that severely lacks any upfront information about costs. 

We recommend companies that offer an escrow payment option so you can be comfortable knowing your money won’t be taken or used by them until you are released from your timeshare. If you want to learn more about why escrow payments are important, take a look at our blog

The most interesting thing about this website, if it can be called that, is that the secondary website TimeshareOut.com is nearly identical to the Give Back Timeshare site. It does look like it was maybe updated in style to be more 2004 than 1999, but there isn’t much beyond some added fluff and a change in the name of their guide from 7 things you should know to 9. 

Both websites are incredibly outdated and weak, offering nothing of actual substance and appearing more like scams than a reputable timeshare exit company’s website. If you’re looking for a good initial impression from your exit company, you’ll not find it on either of these websites. Something that should tip you off that this might be a scam is the lack of any identifying information for who owns the V. I. Network Inc. 

On their BBB profile, you’ll find no name tied to the company, and searching it won’t get you much more besides a website urging people to beware of the company as it allegedly auctions timeshares on eBay.

Give Back Timeshare Reviews

 

On both of their websites, they have the same four reviews from the same people. Two of them are from the UK, while the other set is from America. They do have a 5 out of 5 on their Better Business Bureau profile, but only one single review. This review doesn’t seem to mention anything thoroughly about the V. I. Network Inc. but instead recommends resorts to work on the cancellation with. 

They do have two complaints filed against them on the BBB website though, which doesn’t aid in their credibility status. Both complaints claim they received unwanted contact from the representatives at Give Back Timeshare, and that they felt like the company itself was crooked and dishonest. The second complaint also claims that they didn’t like the high-pressure sales tactics and wanted to be removed from the list so they wouldn’t get any more emails. 

To us, this really seems like a scam in all aspects. They allegedly have 20 years of experience but they offer nothing viable to back up their claims. For a company that’s been around that long, one review and two complaints on the BBB website seems fishy.

Give Back Timeshare Cost

 

If you do a little googling you’ll find a forum called TUG BBS that provides allegedly honest information about timeshares and timeshare exit companies. There is a post from 2007 that claims the company that owns Give Back Timeshare asks for $1000 to gain the title of the timeshare and then upsells it on Ebay for double to triple the price they got it from you for.

Some additional comments on this post mention this is a common scam, while others claim they’ve had good luck with the company. This is the most information we get about what you should expect to spend to get out of your timeshare with this company. They offer nothing on their website or subsequent BBB page that indicates what you’ll need to spend to get free of your contract. 

You should know what you’ll need to spend to get out of your timeshare before you contact the service. Especially with a company that seems to be a scam like this one, never give out your bank information or card numbers unless you’re sure the company is trustworthy. Don’t let yourself be out of money because a company wasn’t willing to disclose information.

Summary

 

If you’re looking for a reliable company with up-to-date marketing and credible resources to back them up, you won’t find what you’re looking for with V. I. Network Inc. Neither Give Back Timeshare or TimeshareOut.com have a website that has stood the test of time and they are essentially the same service with recycled information and the same reviews. If you’re coming from dealing with a timeshare scam, the last thing you want to do is deal with a company that might end up being a scam as well. 

While there is no definitive proof to show that V. I. Network Inc. has been taking a fee and then reselling your timeshare deed for more money on eBay, the fact that this was something you could find attached to their name at all is alarming. They don’t have any employees or owner names listed on their Better Business Bureau profile, so you can’t look up who is actually handling your timeshare exit in the first place. Knowing you can trust the people handling the contract for your timeshare as well as the money you give them is incredibly important, and it can make a hard situation that much harder if you feel uncertain. 

If you aren’t sure whether you’re dealing with a scam or not before the initial consultation, it is best to hold back. Many of these scam companies will take advantage of the free consultation so they can get your number even if you don’t decide to use their services. Many of the complaints we were seeing from this company, in particular, were allegedly scam calling individuals even if the person had asserted they didn’t want to use the service, or had been put on the ‘do not call’ list. 

It can be difficult sometimes to tell which company is a scam and which one is real, as there aren’t a lot of them out there that are entirely credible. The Better Business Bureau website can be helpful to differentiate the scams from the real ones, but even then it can be hard to tell. If you want to find a good timeshare exit company without having to weed through dozens, we have some recommendations you might find helpful. 

As for Give Back Timeshare though, it is definitely one you should avoid.

Dump Your Timeshare Review

Dump Your Timeshare is a Salt Lake City based timeshare exit company that has been operational since 2014. Chris and Wendi Whittier claim to have over eleven years of combined experience in the travel and debt reduction industries. They claim to intimately understand the struggle of timeshare owners and that they know scams are far more common than anything legitimate. But even with this supposed wealth of experience and helpful claims, do they actually hold up to what they promise to do?

Trying to look up Dump Your Timeshare on Google already sets us off to a bad start. If you’re looking specifically for Dump Your Timeshare’s Better Business Bureau profile you won’t find it. They are listed under an entirely different name with a broken website link included in their profile. The name you’ll find them under is Preferred Vacation Club, Inc. The only way you’ll be able to tell it’s them is with Wendi Whittier’s name on the profile. 

Their landing page isn’t the worst we’ve seen but it definitely needs work. The whole bottom half of the website is a chunk of words and while they are informative they take up a lot of space that no one is going to spend the time reading. When supplying the information you want to break it up evenly enough that it is dispersed around the page, rather than the eye having to stay in one place. 

The image you’re greeted with when you enter the site is poorly photoshopped and adds to the unprofessional air. These days it isn’t difficult to employ a website creation service like Squarespace or WordPress or to even hire a web developer to help craft a professional-looking company website that will add to your credibility rather than taking away from it. Their landing page isn’t doing them any favors. 

The wordy arrangement at the bottom of the landing page is even pithy and filled with fluff when you look it over. They try to assert that they have over thirty years of experience and claim that they provide the best service, but all you really get is the description of the consultation itself. They do note you will receive an Account Coordinator who will help guide you through the process of exiting your timeshare, but they don’t tell you what to expect from the process. 

The wall of text only seems to serve to let you know that you will get a free consultation and someone assigned to your case if it seems viable. Further than that you can apparently expect exceptional customer service and that you will feel liberated when you are finally free of your timeshare. They do offer a section on the services they provide, but these only provide the most basic of information on transferring your timeshare deed, repealing your contract, and assessing your timeshare. 

Nowhere in these sections is it mentioned what you should expect as far as the payment process goes. We highly recommend services that offer escrow payments as it is the safest way to conduct payment with these companies to ensure you don’t get swindled out of unnecessary money. The only remaining links to click on are their Blog section which leads to an empty WordPress site, their testimonials which we will get into, and their contact page. All in all the website is lacking the substance and polish to help it stand out from competitors as the resources and information are severely lacking. If their website was all we had to go on, we are already not ranking Dump Your Timeshare very highly.

Dump Your Timeshare Reviews

 

The first stop to find reviews for Dump Your Timeshare is the testimonials section on their website. While these sections tend to be highly flattering to the company at hand, they can sometimes offer a deeper insight into their practices. For this company, one of the interesting aspects of their testimonials section is that all of the photos included seem to be legitimate rather than stock photography. 

They have a recorded review from the Mayor of St. George Utah where one of their offices is located. This is a unique addition as you can actually hear a vocal review from Mayor McArthur about their timeshare services. He offers a glowing review of their services in a commercial fashion which is a big difference from most timeshare websites but not enough to fully set them apart. 

The following reviews toss around phrases like 10-star rating, excellence, and responsiveness, but you’ll notice some discrepancies if you look a bit closer. Stephen V. and Stephanie V. seem to have the same exact review word for word, which really sullies the whole testimonials section. With this one being a clear copy and paste along with just a slight change in the name, it really calls into question how legitimate the other reviews are with how similar the wording can be. 

Digging a bit deeper you’ll find a few reviews on the BBB for Preferred Vacation Club, Inc. Once again though, this is not a great look for a company who’s whole mission is to release you from scams only to operate under two different names. The reviews on the BBB page seem to also be highly complimentary, giving Chris and Wendi of Dump Your Timeshare 5 stars each time.

You’ll find that one possible highlight is how the individuals at Preferred Vacation Club Inc. take the time to respond to several reviews with positive interaction. Little details like that can help a company appear more credible, but it also seems to be only on the reviews from 2018. The more recent reviews haven’t received any interaction and their last one was dated as May 1st, 2020. 

While the eight reviews available seem to be largely positive, they don’t mention anything about payment options or additional information about the exit process.

Dump Your Timeshare Cost

 

Outright the lack of information about costs is a huge red flag. While they do offer a free consultation, that is largely the standard among most exit companies. This gives them an initial point of contact so they can continue to call you even if you decline to work with them. 

Not knowing what you’ll be paying the company up front is not a great way to get started trying to release yourself from debt. You should at least know the cost of their initial service and how much you’ll need to set aside in order to foot the bill. Further than that, it is irresponsible of the company to not outrightly state their payment process. 

Many companies stay vague about the payment process and end up taking more money from you by extending the time they spend working on your case. A good few of them will even take upfront payments and not be able to help you further down the line. In your free consultation, it is important to get all questions of compensation completely answered and hammered out before you ever pay them a dime. 

This ensures your money only goes to them if you can be sure they’ll help you out as they promise to. Asking about escrow payments can also save you a lot of time, money, and heartache. Escrow payments are the most secure way to pay your exit company as it ensures they only get your money if they’ve been able to help you effectively leave your timeshare.

Summary

 

While Dump Your Timeshare seems to have a collection of glowing hometown testimonials, they are lacking in substance. It is worrying to completely comb over the website of a company you’re entrusting to release you from financial burdens, and have no idea how much you’ll likely be paying them to do so. Not to mention the information about their process as a whole is severely lacking, so potential clients aren’t entirely sure what they’ll be getting into. 

Most of these companies use this trick of being vague on their websites in an effort to draw customers into the free consultation. They want your contact information so they can try and bag you as a client before you’re even aware of what they can offer you as far as aid. They stuff their testimonial and about us section with plenty of small-town charm to try and lull potential clients into a false sense of security without offering anything real. 

Furthermore, their website is outdated and unfinished so their credibility is already standing in the balance. Reviews telling clients that they met Chris and Wendi at a state fair and then were helped out of their timeshare might seem quaint and charming, but they don’t offer any solid evidence of how these people can help you. Don’t be drawn in by the sweet reviews, especially when their wording is so similar. 

You’ll be much better off finding a company with solid reviews that offer plentiful information on their website about processes, payments, and more.

EZ Advocates Review

EZ Advocates is a consumer protection company based in Portland Maine. They claim that their strong Maine roots have helped them forge an agency built on trust, integrity, and belief in their work. But while they assert to be advocates for you that will deliver quality results, will they be able to hold up to their hefty promises.

Immediately we are met with the image of a stern-looking man and a fill-in sheet for a free consultation. We assume that this image is meant to assert some sort of credibility, meaning they take their job seriously, but we don’t think they accomplish this. It seems more like a cheap ploy to showcase they are hardworking and serious about their work when there isn’t anything presented initially to confirm that. 

The next section we see on the landing page contains information about their expertise and how they’ll help you get you out of your timeshare. They detail that 99% of what they do is document prep and advocacy and that they have canceled 95% of the timeshares contracts they take on. While this does sound like it would be a good percentage we don’t have the information to back that up. 

While the landing page looks professional, if not a little cheesy, it is lacking in substance. It doesn’t include much information about how exactly they get the job done and the potential client is left mostly to guess what to expect unless you go ahead with the consultation. We prefer to recommend companies or advocacy groups that will disclose more about how they’ll help you before you have to set up a consultation. 

If you head over to their ‘About Us’ section, you’ll find a lot of extra fluff as well. They explain that coming from Maine they hold a strong belief in being true to their word, but being from a specific state isn’t an indicator of how credible a company or advocacy group is going to be. They also claim they dedicate twelve hours each day to customer service and ensure that all of your questions are answered.

You would hope that navigating over to the marked ‘Our Service’ section would yield some helpful information, but it does very little in that department. They make another claim to go above and beyond to help you out of your timeshare and lay out a little bit of general information on how they guide clients in the right direction and prepare documentation. The only thing mentioned about costs or returned funds is that they will try to provide you with the necessary resources with which to get your money back. Their FAQ yields very little as well. 

If you even decide to check their ‘Let-us-help’ section you’ll find a link to download their welcome package to take a survey and email it back to them once completed. This page is virtually useless and this information could’ve been provided in another section to cut down on space as well as make the overall website more efficient.

If you’re wanting to delve into testimonials you can find roughly seven of them on their website, but three out of the seven include client phone numbers which seems a little concerning. Other than this you’ll find a contact page that just reiterates the information you can find on their landing page or at the bottom of most of the other sections. 

Overall the layout of their website isn’t bad but it is lacking substance as far as information goes. You’re not going to get much about their team or their services besides the bare minimum unless you decide to contact them. We also don’t see any information regarding cost expectations or payment options. 

We don’t like to recommend companies that don’t offer an escrow option as far as payment goes as it is the safest way to ensure your problem is solved before your money is released to the company. If you want to learn more about the importance of escrow payments, check out our blog.

EZ Advocates Reviews

 

Upon perusing their Better Business Bureau profile, you’ll find that they have a 4.56 rating out of 5. This is technically an A rating but they have two 1-star reviews out of their 18 and 4 complaints filed against them in the four or so years they’ve been in business. This is startling for a still relatively green business and doesn’t bode well for them despite the 16 5-star reviews. 

If you do decide to look up the owner of the business you’ll find the LinkedIn that belongs to Mr. Rahaman Kargar, but this is also rather sparse. It also doesn’t include much relevant work experience besides being self-employed and operating as the CEO of EZ Advocates. We’re already off to a bad start and we haven’t even gotten into those complaints. 

The two 1-star reviews include scathing comments claiming EZ Advocates are frauds who take money but don’t provide results. They also mention a money-back guarantee which is not mentioned anywhere obvious on the website, so we assume this is something you’ll be told about during your consultation. No official costs are mentioned, however, so we still have no idea how much their services cost or how you’re expected to pay for them. 

All four of the complaints filed mention money being taken as well with no communication or aid being given. In one of them, we are told that a client is waiting on their $1800 refund, which means this is one of the only solid indications of costs we’re given. One of these complaints even claims that the company stopped communicating while still taking fees from their credit card. 

Two of these complaints were resolved but the other two still remain unresolved with the company responding they have allegedly done everything they could while the client remained unsatisfied. While they do have a good amount of positive reviews on their website and on the BBB website, these are all relatively generic and similar which doesn’t assure us much of their credibility. At this point with six complaints of fraudulence and lack of communication, we don’t have much faith in their skills to actually help you out of your timeshare contract.

EZ Advocates Cost

 

While there are one or two claims about their money-back guarantee, we can find no indication of this on their actual website. We do know their consultation is free, but to find out if you can get your money back if you’re unsatisfied we do believe you have to contact them first. This opens up another can of worms as initiating contact means you could consent to be contacted even if their services aren’t what you’re looking for. 

We do like companies that offer free consults, but we like them to be more upfront about the services they provide before you hand out your contact information to them. Many timeshare exit companies are scams and by providing your contact you open yourself up to being scam-called on a regular basis. 

The only other information we can find about costs or fees is the mentions in the complaints about the $1800 refund, a superfluous $450 charge, and continuous fees being pulled from a client’s credit card. While these cannot be confirmed as accurate, they don’t make us very comfortable when it comes to giving out your information and even any potential fees to a company like this.

Summary

 

Overall, while the company presents itself professionally through a neatly made website, the lack of information and the somewhat sloppy way they present what they do provide isn’t comforting. You should have a clear idea of what the company you’re using to help you get out of your timeshare does to help release you from that contract. Not to mention for a company that claims to be based on that Maine sense of integrity, they are sorely lacking in communication and upfront information about their business practices. 

We also don’t like when companies don’t offer up any payment options or cost breakdowns unless you contact them. Companies that offer out that information outright or offer an escrow option, tend to be more trustworthy as they provide the client with a clear idea of what they’ll be getting into. You wouldn’t want to buy a car without knowing how much the cost for the repairs will be after all. 

Furthermore, while you can find the owner online his LinkedIn is sorely lacking in anything that sets him apart or makes him appear more credible. Don’t let yourself be drawn in by a professional-looking website if the substance of that website is lacking. Don’t offer up money upfront unless you know what you’ll be getting into. 

So while this isn’t the worst timeshare exit company or consumer advocacy group we’ve seen, it is far from the best. You’ll be better off with a more reputable and upfront company despite EZ Advocates claims that they have that Maine sense of integrity that supposedly sets them apart from others on the market.

Exit By Owner Review

Exit By Owner is a timeshare exit company based in Ormond Beach, Florida that has been in business since 2018. They claim to have a team of experts that have the combined experience to make their three years in business mean that much more. While they have a plethora of reviews for their meager three years, does that mean they will be successful in getting you out of your timeshare? 

Exit By Owner Website Review

 

The immediate impression the website gives is unprofessional. The logo at the top left to represent the company should be clear and well-made, but instead it is fuzzy and squished. It barely fits into the spot that has been designated for it and looks incredibly unprofessional. You want your website to make a good initial impression and unfortunately a poorly designed logo won’t do that for your company. 

The website design itself looks cheap and a little cheesy, not giving the professional air that you’re looking for in a company that’s supposed to help you legally get out of your timeshare. They claim they pride themselves on being a viable solution for exiting your timeshare, but it seems they don’t even take pride in providing a well-made website to potential clients. These days, your website is the first thing your clients will see to represent you and the design is not going to make clients feel very secure in their choices. 

The further you go on their website, the more unimpressive it becomes. They have a section labeled Exit Options, where they barely describe what options are available to those seeking release from their timeshares. They offer a reversal of the contract, a reversal of the mortgage, or an outright cancellation. The wording of this section is also weak and doesn’t seem like the company really knows what they are talking about, or they are trying to be vague on purpose. 

They have a section detailing their process, which is something you don’t see from a lot of exit companies. They have it separated into six steps, starting with contract signage and copies being made. They will then get a call confirming details and ensuring they have everything needed to help get you out of your contract. You will stay in communication with your case manager as they send copies and negotiate on your behalf. As soon as things are taken care of you’ll be released finally from your contract so you don’t have to live with the burden anymore. 

While this is a fairly concise list and promises plenty of communication and advocacy on your behalf, there is no guarantee they hold up to these promises. There is also no mention of payment, which we don’t recommend trusting right off the bat. There is no obligation when you initiate contact with them, which means no payment upfront, but that still doesn’t give us a solid idea of how much it is going to cost when you get into business with them. 

We also recommend you go with companies that offer escrow payment so your money stays with you until your contract has been handled properly. If you want to know why escrow payments are so important, take a look at our blog for more information. 

Their team member page is succinct and to the point as well as their contact page. All in all the website is fine as far as content goes but the design leaves much to be desired. It doesn’t come across as the website of a professional company and that doesn’t make us very confident in their abilities as a timeshare exit solution.

Exit By Owner Reviews

 

The reviews for this company are surprisingly plentiful for a company that has only been in practice since 2018. On their Better Business Bureau page alone they have 51 reviews and 4 complaints against them, which while that doesn’t seem like a lot, is pretty concerning for a company only in practice for three years. They also have a hefty reviews section on their website that has about forty reviews, from what we can see are mostly unique to the website. The two sets of reviews don’t share many similarities. 

One of the reasons we think they might have so many reviews is based upon two negative reviews that claim they spam you with phone calls. They apparently have local telephone numbers so you’ll pick up, not thinking that it is a cold call, and you get sucked in. Two negative reviews listed at one-star back this up by claiming that they were called even though they are on the do not call list. 

Exit By Owner does respond back, stating that they are not a scam company and they have put the individuals on the do not call list for their own business rather than the national registry. While there is a bit of back and forth here on whether or not they constitute as telemarketers, we were far more interested in the four complaints filed against them to the BBB. 

The first upset client claims that Exit By Owner said they would get them out of their timeshare in a year but asked for an upfront fee of $3,190. This was not completed and they were given another year to do so allegedly before the client would be refunded but there has apparently been no communication and their maintenance fees are coming up again. The company fired back, claiming the client was offered a settlement but that she never responded. 

Another two claim they paid nearly $3,000 but there was no communication on whether the task of exiting the timeshare was completed or not. There is subsequent back and forth on both about refunds and whether or not it was the responsibility of the client or the exit company to follow up and do paperwork. The last complaint echoes what we saw in some of the 1-star reviews about spam calls. 

It seems that Exit By Owner conducts a lot of their business through cold calling which is something that scams typically engage in. The company gets very aggressive in their last statement against this complaint, claiming this is defamation and libel and that the posts should be removed. While we don’t know which is in the wrong without proper proof, the three posts that talk about cold calling are enough to make us assume it is Exit By Owner. 

The business is also not considered accredited by the Better Business Bureau even though they hold a 4.8 out of 5 ratings.

Exit By Owner Cost

 

While we aren’t given much to go on from their website to tell how much they will cost you upfront, from the reviews we can take a guess that it is typically in the ballpark of $2,800+. This is a hefty sum to pay upfront and especially if you aren’t sure the work is actually going to get done. This is why escrow payments are so important in these cases as it saves you from being one of these individuals who is waiting on a refund they may never get. 

We are given the guarantee that they offer a no-obligation consultation but once they have your contact information it may only encourage them to keep contacting you even if you don’t want to utilize their services. We don’t like when companies are vague about how much they’ll cost you, so it is important to ask upfront questions in your consultation and try to ensure they won’t dodge them. 

We do recommend you try and find a company that offers escrow payments so you don’t end up in the same boat as some of their dissatisfied customers. But barring that you should look for an honest company with testimonials that back up what they seem to be portraying.

Summary

 

Exit By Owner is not the timeshare exit company that can do it all. From the reports we’ve seen it seems more like a company that is mainly focused on gaining clients by conducting cold calls rather than collecting them organically. We prefer to recommend companies that have a defined mission and work ethic that speaks for themselves, along with a professional online presence. 

Clients should not be submitting multiple complaints to the BBB in the process of getting their timeshare contract canceled. Not to mention the company itself isn’t even considered accredited by them. Save yourself some time and some heartache and look for a company with a deeper online presence that can back up its claims with cold, hard, facts.

You’ll also want to keep an eye on any company that doesn’t offer up pricing, but there are mentions of hefty upfront fees in their reviews. You’ll want to vet the company carefully before you enter into any contract with them and put money down on their services. All in all, you just need to be smart and safe when it comes to choosing the exit company for you. 

It is hard to go from one scam to another, so don’t let yourself be taken in by companies that don’t offer the information you’re looking for to get started.

Easy Timeshare Relief Review

Easy Timeshare Relief is a timeshare exit company based in Meridian, Idaho, offering quick and easy timeshare cancellation with minimal hassle. While they have been in business since 2009, they claim to have 15+ years of successful timeshare contract cancellation among their staff alone. While these claims may be comforting to the weary timeshare owner, they may also be misleading. Does Easy Timeshare Relief live up to their name, and will you be left feeling relieved or disappointed?

Initially, the website itself doesn’t look bad. While some timeshare exit companies have heavily outdated websites, this one seems to at least be polished, functional, and not too cluttered on their landing page. They do have a cheesy little video embedded into the beginning section of their landing page, but this has been a common trend among many timeshare exit companies as a way to show who they are and what they do. 

This tactic is used to immediately grab a potential client’s attention so they don’t navigate away, but not many people will take the time to actually watch the video. The rest of the landing page is neatly packaged, rather than having huge chunks of words that the reader is forced to chew through. They have a small statistics section, offering to potential clients a history of 10,000+ clients served, 5+ million in canceled debt, and the average savings for their clients which rounds out at $21,870. 

While we don’t have any idea if these claims are true, they do serve a purpose to help initiate credibility so the potential client feels more comfortable. This can be misleading though and we typically don’t recommend companies that mention statistics without any viable information to back it up. While we can’t verify the legitimacy of these claims, we do appreciate the following information they provide about how to apply online and the helpful resources from their team. 

While most sites have a blog section now, we do like how they have updated theirs so frequently. There are posts from late June 2021 about how to pick the right timeshare exit company, what the actual cost is, and how to get rid of the timeshare without ruining your credit. They also immediately offer some frequently asked questions that most who are seeking to exit their timeshare are wanting to know the answers to. 

When you click on their Cancel Your Timeshare Link, they offer an application to contact them and a step-by-step of how easy it is to start your cancellation process. They do give you a disclaimer to assert that you should be ready to accept a call from them if you fill out the form as they are a consumer advocacy group that will help file on your behalf. The form is thorough and offers plenty for their potential clients to communicate before their initial meeting. 

A deeper look into their blog section is thorough as well and has three pages worth of informational blogs spanning multiple topics. There are blogs on education, how to avoid scams, how to find a legit timeshare firm and the best way to exit timeshares. So if you have questions you want to be answered before you make contact with the company, you should take a look at their blog section. 

The only other sections of note are their testimonials section which we will get into later, and their contact page. They also have a convenient calendar tab at the top of the screen and when you click it you’ll be guided to a Calendly link so you can set up a time to chat with one of the company’s associates. The only information we are unfortunately missing is any indication of payment. 

We typically recommend companies that offer an escrow payment option as it is the most secure way to ensure the job will be done before you pay your exit company anything. If you want to learn more about why escrow is important, check out our blog. 

Easy Timeshare Relief Reviews

 

One of the interesting aspects of their website’s testimonials section is that there are video reviews. This is supposed to make people feel like the company is more credible, but we also don’t know if these individuals know the owner of the company or were paid to leave these thorough video reviews. It does help that the company didn’t include only 5-star reviews on their testimonial page, but the 4-star reviews don’t indicate why they weren’t fully satisfied. 

They have four reviews and one complaint filed against them on their Better Business Bureau page. The four reviews are all five stars and mention that the associates at Easy Timeshare Relief were professional, reasonable to work with and that they provided the relief that is promised in their name. Three of the reviews are short but there is one by Lexi V who alleges that they promised they would be able to release her from her contract in 12 months, but they finished in 10. 

These positive reviews are certainly helpful to their reputation, but they offer little of value. Other than the claims that these individuals have met the associates of Easy Timeshare Relief at various locations, there isn’t anything to confirm their credibility. Their LinkedIn doesn’t even offer an idea of who is working for the company at all despite clients mentioning names in their reviews. 

There is still no information on payments or how much they were charged, but there is a complaint that gives an idea of payments and it isn’t positive in the slightest. This individual alleges that they were told as soon as they paid $1799, they would have their timeshare contract transferred immediately. They claim they asked for a refund but they were told that it was their fault they got the paperwork in too late. 

They were also allegedly told because they are a small business they did not have the funds to return the payment. There is then a back and forth argument between the disgruntled client and the company claiming forms were missing and then an agreement was met that they would refund a portion if the complaint was removed. The validity of the client’s claims seems to be called into question when she mentions that the conversation was had at a Fred Meyer and they should be able to tap into the surveillance equipment to get what was actually said. 

The company shoots back with the information that they had been in contact with the client and that they had done everything in their power to reach a consensus but could not do so. The testimonial is left up as the client alleges they were only given a refund of $1000 and that they had never agreed to delete the complaint unless the refund of $1799 was made in full. While the company disputes this agreement there is no definitive evidence to sway the reader one way or the other. 

Whether the complaint is valid or not, $1799 is a large amount of money to be out of. This is why we recommend an escrow payment option as it is the best way to ensure your money isn’t handed off before contracts are completed.

Easy Timeshare Relief Cost

 

We aren’t given any definitive information of how much it costs to use their services, but from the complaint on the BBB, we do have an idea that timeshare transfer costs upward of one thousand. They do claim to not take any money upfront, but we aren’t sure if that’s true or simply stated to help ease clients into using their services. The only way to get a complete answer for how much the cost of their services would be is to contact them, which we view as a bit of a red flag. 

Once you contact them they have your information and will be able to contact you back even if you decide not to use their services. This can lead to annoying cold calls which no one wants to put up with while trying to handle getting out of their timeshare scam. 

Summary

 

While the company has a very professional website and a good portfolio of informational blogs to offer potential clients, we aren’t sure we buy what they’re selling. Perusing their Better Business Bureau profile shows that the company is listed under three additional names, which is one of the red flags for a scam. They also claim to have been in business since 2009, but their reviews don’t span back that far at all. 

Mr. Steven Cuccia is also listed as the owner of the business, you won’t be able to find him on their LinkedIn. While they do have a LinkedIn and a BBB page, they aren’t accredited by the BBB despite their alleged 11 years in business. If a company is going to claim they are accredited by the Better Business Bureau on their website, they should at least actually be accredited. 

All in all the company gives a good front of being a trustworthy timeshare exit company, but we aren’t sure they have the ability to back it up.

Timeshare Selling Team Review

Timeshare Selling Team is a timeshare exit company located in Grover, Missouri that may be able to help you cancel your timeshare. They have been in business since 2019, and have a secondary office in Orlando, Florida. 

Please note that this secondary office is not to be confused with Timeshare Sales Team, also located in Florida. They are a Gainesville operation that appears to have several negative reviews with the Better Business Bureau. Be sure not to get the two confused if you look into working with Timeshare Selling Team.

Timeshare Selling Team Website Review

 

At first glance, the Timeshare Selling Team website did not strike us as particularly strong, but it did not appear unprofessional, either. It was not a difficult experience navigating it, but the sections were not always easy to read, thanks to font choices and page colors. This isn’t necessarily a massive problem, though it does make it difficult to stay on the website and want to learn more about the company. 

This is unfortunate, as the navigation itself is fairly smooth and points to a few different helpful sections. Most notably, Timeshare Selling Team has a page called The Complete Guide that has several sections about the process of exiting a timeshare with the company, including information on what typically goes wrong with timeshares in the first place. They list out details about different reasons people need to exit timeshares, ways to exit or sell a timeshare, different scams to look out for, and steps to keep in mind during the exit process. It is more extensive than we expected it to be, and does not use shallow language to get their ideas across. So this is a good idea in theory, but again, it’s as hard to read as the rest of the website. This could keep you from really getting the bulk of the information that would be helpful in discerning whether you want to work with them. 

On the About Us page, Timeshare Selling Team has a long section on who their staff members are. While the details of each individual’s experience are not present, and there are not any staff members with specific legal experience, the page does note that Timeshare Selling Team works with attorneys at separate firms on an as-needed basis. 

The FAQ page reiterates this information. Their questions and answers are mostly related to the costs and details about working with Timeshare Selling Team, but they also speak to working with attorneys and law firms to expedite the process. As with the staff page, there aren’t many details about this part of the process, but it is something to keep in mind and potentially ask about should you decide to consult with this company. 

Overall, the website is decent, and speaks to the company’s knowledge of timeshare exit processes, but design and legibility issues persist. This could just be indicative of their being a newer company, but it would be preferable to see this spruced up so they could appear more trustworthy to new clients and differentiate themselves from more fraudulent operations.

We did not find much information about Timeshare Selling Team’s costs on their website. On their FAQ page, there is one question about the overall cost to exit a timeshare, but they write that:

“Unfortunately, this is not a one size fits all, every ownership has its own unique circumstances. There are a lot of variations from resort to resort on how the process works. Even if you own at the same resort the process can be slightly different depending on many variables (Amount of Point contracts, weeks contracts, mortgage balances, maintenance fees behind).”

On the same page we found, as you often see with timeshare exit companies, a money-back guarantee. This is not something we like seeing; in general, it is a far better decision to work with a timeshare exit company that uses escrow for payments. Timeshare Selling Team Review

 

Timeshare Selling Team is not accredited by the Better Business Bureau yet, but they have a high rating of 4.92 out of five stars. 

In the midst of the several positive reviews are two complaints, both from the same person, to which Timeshare Selling Team did respond. It is related to a complicated situation with a deceased person who was working with them to cancel a timeshare.

The company’s reply seems professional and legitimate, though it is hard to discern the entirety of the situation given the limited information we could get from this complaint alone.

 

Nevertheless, this does seem to line up with an overall willingness to remedy tricky situations with past and present clients. For example, while they do have several positive Google reviews that speak to good experiences working with them, there was one standout negative review about the length of the process that made it seem as if their case had been dropped. After the company responded and apparently continued to work with that client, she followed up with a newly positive take. While that’s something to take with a grain of salt, of course, it does appear to show consistency. 

Timeshare Selling Team seems to use more of a word-of-mouth marketing route, as they have a few PR pieces in smaller and local publications to speak to their work. We found online write-ups from both PR News Wire and Newstime Missouri. This is not something that seems to be very common with their contemporaries and competitors, but it is certainly preferable to posting artificially inflated reviews on sites like the BBB and TrustPilot. (In terms of TrustPilot, Timeshare Selling Team did not have any reviews posted there yet when we looked.)

General Advice on Avoiding Online Scams

 

We tend to have about companies like Timeshare Selling Team who have a less-than-remarkable online presence because that can be a red flag when it comes to online scams. While this isn’t to say that this company is one, it’s good to know what is indicative of a scam so you avoid the loss of time and money that owning a timeshare has cost you. 

Be sure to keep the following tips in mind to avoid scams and shady companies:

  • Resist any pressure to act fast or pay for a service right away. 
  • Inquire about licensing, insurance, and identification with all local businesses.
  • Check the fine print, and don’t believe everything you read. 
  • Watch out for high upfront payments and nontraditional payment methods.

Overall, Timeshare Selling Team seems to be off to a decent start in the timeshare exit industry, and appear to not only know what they are talking about but to be willing to work with clients to remediate any misunderstandings.  However, they have some work to do to make it look like they are as legitimate as they most likely are, given that they have been around for two years now. While they are worth looking into, we would not say this is necessarily a robust recommendation, or a recommendation at all, since Timeshare Selling Team, like many other companies, asks for upfront payments.

    GeniusExit is a timeshare exit company located in West Hollywood, California, that may be able to help you cancel your timeshare. They are part of the law firm GeniusLaw, also located in the greater Los Angeles area, and have been in operation since December 2020. 

    The company appears to be a joint effort primarily between the founding attorney of GeniusLaw, Adela Ulloa, and attorney Austin Shufelt. The former’s law office is cited on the company’s Open Corporates page as the establishing agent.

    The website for GeniusExit is overall very professional and clean-looking, as well as easy to navigate. It’s not only accessible in those terms, but also in terms of content: the company provides extensive information about the process of exiting a timeshare in plain language that makes it easy to understand for the average reader. There isn’t a great deal of hyperbole or advertiser-type language here, which is refreshing.

    The Who We Are page has light background information about the founding attorneys Adela Ulloa and Austin Shufelt and director of resolutions Diane Cassidy, who was originally a staff member with Ulloa’s solo practice. It also includes information about GeniusLaw’s main practice areas, which are primarily foreclosure defense and estate planning. This seems to be a decent background for attorneys that work with canceling timeshares as well.

    GeniusExit does rely a little too heavily on language that focuses on their legality and transparency — if they need to say so, that’s somewhat of a reason to be wary. But overall they do follow through on their words in providing, as noted, detailed information about timeshares and their company’s processes.

    There is, true to form, an entire page dedicated to their process (Our Process under GeniusExit Difference drop-down).

    They also provide an interesting comparison page (Compare Exit Companies under GeniusExit Difference). The main information here that you might find helpful is the general length of time that they take with timeshare exits — nine months on average. They also note a few other timeshare companies that have been sued as a scam or for fraud, which is something you would probably find helpful while you research which company you want to work with in the long run.

    We did not find information about specific costs for working with GeniusExit. They do offer free consultations, and like many other timeshare exit companies, claim to offer a money-back guarantee. It is a very specific kind of guarantee — they frame it in terms of how long it will take to cancel your timeshare. The website’s claim is that you will be released from your timeshare between nine and 18 months total. 

    As we’ve noted elsewhere, we typically do not recommend going with a timeshare exit company solely on this basis, as it implies that they require some kind of upfront payment. It is far better for you to work with a company that uses escrow for payments instead. You can learn more about why escrow is important on this page.

    GeniusExit Reviews

     

    There are not many reviews for GeniusExit yet, nor do they have a presence on the Better Business Bureau, perhaps because they have not been around for more than six months. GeniusLaw, however, does have a handful available on TrustPilot.  Some of these reviews speak to working with GeniusExit, so for the sake of this article we are considering this channel as applicable to both companies. Generally, the feedback is positive, and paints a picture of a straightforward and steady process in handling cases. Even slightly lower ratings are overall positive.

    As far as the attorneys’ backgrounds go, we were able to find a few reviews of Adela Ulloa, as well as her past firm, The Law Offices of Adela Z. Ulloa, APC. Ulloa has a very good rating of 7.0 on Avvo, as well as several positive reviews on Google and a couple of additional five-star ratings on Yelp. Austin Shufelt has fewer reviews available, but we did find that he has a good rating of 6.1 on Avvo as well.

    On the whole, the reviews are supportive of GeniusExit and GeniusLaw. Both entities seem to consistently come through on their timeshare exit claims and do so with a solid foundation of legal expertise.

    General Advice: Working with an Attorney for Timeshare Cancellations

     

    As we’ve written about previously, working with an attorney or legal firm to exit your timeshare is generally rather effective, but it typically will run you a higher cost, especially if you owe a mortgage on the property. In addition, it will most likely be a more collaborative process, so it can require more time and effort on your part.

    GeniusExit does speak to this caveat about mortgages on their website. But because they are in essence part of a law firm, it is worth considering whether you have the resources and time to go this route to exit your timeshare. Hiring GeniusExit would most likely put you in close contact with someone who has extensive legal knowledge about property ownership, and it’s certainly important to have that background and knowledge when you’re doing something as challenging as trying to get out of a timeshare. But if you have other reputable and trustworthy options available, it might save you a lot of our time, money, and effort to look into them. 

    Of course, that said, if you have already exhausted other options, working with an attorney or attorney-run company might be the most optimal way forward for your situation. But remember, as we’ve noted before, if an attorney is offering to work with you at a rate that fits your budget or a fixed rate, you should not expect to pay upfront.

    While GeniusExit appears to be a professional operation, we would suggest being careful before choosing to work with them. Their upfront payment policy, reliance on a money-back guarantee, and few years of experience in the timeshare exit industry are all reasons to be wary about this company. Having a staff with legal experience is certainly a major boon to any timeshare exit operation, and they definitely seem to have provided solid results in the past, but it can also cost you a lot more money in the long run to go this route.

    If you are in the greater Los Angeles area and trying to cancel a timeshare, they could be a company to keep in mind. But that said, if you are considering working with GeniusExit, we would encourage taking advantage of the free consultation first. That way, you can ask questions and get clear on what would be required of you before committing to taking any next steps with them.

    DPR & Associates is an attorney-staffed timeshare exit company based out of Bradenton, Florida. They have been in business for 9 years now and claim to be valued leaders in the timeshare exit community. Even with their A+ rating from the Better Business Bureau and their attorney-staffed guarantee, that doesn’t necessarily mean they are a trustworthy company. 

    DPR & Associates Website Review

    Something to note that can be a little troubling when you’re looking for DPR & Associates initially, is that an entirely different company will come up in the Google search. You will have to directly search ‘DPR & Associates Timeshare’ in order to get to this company’s website. This is honestly a first tick against their reliability as a company, seeing as you might not even be able to find them right away when searching for a timeshare exit company. 

    Their landing page isn’t necessarily unimpressive, but there isn’t much to write home about. It has a very basic set up that right away boasts their A+ rating from the BBB and 100% money back guarantee as it is the first thing your eye is drawn to on the page. They also claim to be attorney staffed but this claim is almost misleading. 

    If you look at their tab bar on the top right of their landing page you’ll see one labeled ‘Our Attorney’. They quite literally are ‘attorney staffed’, as in they have a single attorney on their staff. This slight bending of their initial claims to have an attorney-based staff is misleading and that doesn’t give us much hope for them to be trustworthy when it comes to getting you out of your timeshare. 

    Their single attorney on staff is Contract Law Attorney Benjamin Carl Sorrell, who’s qualifications are only lightly touched on before the text turns into a sale’s pitch about how they’ll get you out of your timeshare. The photo next to this bio is also not a photo of Sorrell, but instead a stock photo of a lawyer. When you click the provided link to Sorrell’s Lawyer Directory page, you’ll find his credentials and the information for his own firm which does check out as legitimate. 

    Their ‘About Us’ page doesn’t give us much to go on either, claiming that they have nine years of industry experience but no credentials on their site to back that up. They also continue to boast about being attorney-staffed, which supposedly sets them apart from other timeshare exit companies but they only have one attorney on staff as far as you can tell from their website. 

    They do touch more on their 100% money back guarantee and their no cost consultation, but they don’t mention anything about payment options. We don’t like to recommend timeshare exit companies that don’t mention escrow payment as an option. Escrow payments ensure clients that their needs will be handled in full before any payment is submitted to the company. To learn more about why escrow payments are so important, check out our blog. 

    Their FAQ section only offers a little bit of supplementary information. They answer questions like how long it will take them to get you out of your timeshare, and if they can recover fees. When asked what their service fee is, they essentially lead you right back to consulting with them with the claim they’ll give you a quote once you’ve spoken about your needs. 

    They don’t provide nearly any information on exactly how they get you out of your timeshare contracts either. They offer the same telltale signs of a scammy exit company as they restate and reiterate that you’ll learn more by contacting them rather than providing any information outright. This isn’t what you’re looking for when you’re in need of a timeshare exit company, as you’re likely already being jerked around by your resort. A timeshare exit company should provide comfort and relief for the client, assuring that their complicated history with their timeshare will be wiped away sooner rather than later. 

    The overall look of the website isn’t impressive and is filled with stock photos and a fairly weak amount of information about their credentials and what they actually do to help you out of your timeshare. From the appearance and information available alone, we already don’t get a good feeling about how helpful they’ll be in your quest to get free of your timeshare contract. 

    DPR & Associates Reviews

    DPR does offer some client testimonials on their website, but from the information they’ve already provided they aren’t something we put a lot of stock in. Every timeshare exit company is going to put five star reviews on their website, and there is no guarantee of their legitimacy. The reviews provided on DPR’s website aren’t promising at all as they only have a small handful in their rotator that rotates back to the same reviews a few times. 

    They are also relatively brief and very similar to one another, not offering anything really in the way of specificity for individual cases. If you want an idea of what to expect, you won’t really be able to find one on the internet. When you are brought to their BBB page, you’ll find that A+ they boasted about to be pretty much bogus. They have an A+ rating, but they also have a claim that they aren’t a BBB accredited business. 

    They are completely devoid of any testimonials from any clients at all, which is alarming for a company that claims to have been in business since 2012. They have two ratings on the entire internet that isn’t available on their website and both are on their Facebook page. They are from 2018 and 2019 and both claim that DPR was incredibly professional and communicative through the entire process. 

    The lack of customer reviews or thorough information provided about this business on the internet sets off alarm bells for us. Even with the accredited attorney listed on their website, they don’t give us much to go on as far as identifying other team members goes. There are three names listed on their BBB profile, which are Jeffrey P. Robins, Katherine Y. Wada, and Loretta A. Lindsay. 

    A quick Google search yields next to nothing about these three individuals, only providing a website for registered Florida businesses including Robins and Lindsay’s names. There are no LinkedIn profiles or anything of the sort that can provide credentials for these individuals. This is a huge red flag. 

    We see a lot of scams when we’re reviewing timeshare exit companies, because unfortunately there are a lot of scams out there that are trapping individuals who have already been scammed. Individuals who are already in a difficult position because of their trouble with their timeshare resort often get taken in by companies who claim to help but end up scamming them further. This is why we highly recommend only trusting companies that offer escrow payments upfront and that have credentials and reviews available from reliable resources.

    Unfortunately, there isn’t much information available for how much you’d be shelling out to DPR for them to take on your case. They offer a free consultation initially, but they don’t give you any indication of how much they would initially quote for your case. They claim that once you establish contact and they have more information about your case, they will be able to identify how much it will cost to have them handle everything. 

    While it is helpful to know you’ll be getting an eventual quote for their services, receiving it only after you’ve given them a point of contact isn’t the right way to conduct business. We don’t want you to get involved in another scam when you’re already handling a lot from your resort. You should know upfront how much to expect to pay your timeshare exit company, especially if you’re navigating fees from your resort already. 

    Summary

    If you’re looking for a trustworthy timeshare exit company that provides comprehensive information and credentials you can back up, this is not the one for you. While they do provide the information of an attorney that supposedly helps them with their work, they are completely misleading. They claim to be attorney-staffed, but only have one attorney that works with them on a contract basis. 

    It is also a bad sign that you can’t find them immediately when you’re searching their name on Google. The lack of reviews and inability to find their founders or staff when searched doesn’t give us confidence that you’re working with credible individuals who will handle your case with care. DPR & Associates doesn’t provide any comprehensive information on their website and their BBB profile is virtually empty when it comes to anything of substance.

    So if you need a timeshare exit company you can trust to get the job done and done well, DPR & Associates LLC is likely not for you or your needs.     Timeshare Elimination Consultants is another timeshare exit company that may be able to help you cancel your timeshare. They have been operating since 2019 and are located in Ormond Beach, Florida.

    Timeshare Elimination Consultants’ website is very spare, simple, and navigable. However, we quickly found its simplicity and navigability to be related to its general lack of solid information about the company or its owners and staff. Beyond that, it is not very professional-looking in terms of either images and visuals or content. The copy on the homepage is difficult to read in several places, and when it is legible, it does not provide much, if any, information about the company’s processes and experience in the industry.

    Granite Consulting, also known as TimeshareRecover.com (a website that redirects to GraniteConsulting.com), is a company that may be able to help you exit your timeshare. They have been in business since 2016, and are located in Dover, New Hampshire.

    While looking into Granite Consulting, the first place we noticed problems was on their website. While an unprofessional-looking website or homepage can be a red flag in its own right, what is more troubling is that combined with the slapdash use of typical timeshare exit company language.

    Granite Consulting does, at first glance, seem to use some of the “right” phrases that would speak to what you need to cancel a timeshare, and the negative experiences that may have led you to invest in one. However, reading more deeply into the copy showed us that they simply are rattling off the phrases that you would expect to see on a timeshare exit company website, without providing any backup information or past experiences that speak to those phrases.

    For example, they detail how past clients “felt misled or pressured into purchasing the timeshare ownership,” “felt like they could not leave unless they purchased the timeshare,” or “were told the timeshare was an investment.” They also note that “most timeshares are very difficult to sell or even give away,” and appeal to those who “feel like you are stuck and have no options.” They then go on to mention a “guaranteed exit solution,” but they do not offer any details as to what that solution or process involves.

    The Granite Consulting website’s design does not seem to have much thought put into it (aside some admittedly nice stock photos of what appears to be Hawaii) and seems to emphasize the lack of effort put into the content. This is not indicative of a company that would put a great deal of conscientious work into recovering your funds from a timeshare company or resort.

    Finally, there is the Timeshare Survey page, which we found to be interesting in that it baldly eggs on potential clients with emotional baiting, while asking about how they were baited into buying a timeshare in the first place.
