Can You Get Rid of an Avalon Vacation Club Timeshare?

Avalon Vacation Club is a timeshare program in Cancun, Mexico, that is part of a larger management agency called the Vacation Store of Miami. It was previously associated with Avalon Resorts and their several properties, including Avalon Grand Cancun, Avalon Grand Panama, Avalon Reef Club Isla Mujeres, Avalon Excalubur Acapulco, and Club Baccara. It is now part of a hotel called Hotel NYX Cancun, which is also known as or was once called Avalon Grand Cancun.

We found a report on a website called Timeshare Consumer Protection Alerts and Advisories, or TCPAA, that noted the history of these resorts, seeing as it’s difficult to find much information elsewhere online. They note that “Avalon Resorts provides timeshare properties and enhanced memberships into their popular Avalon Vacation Club,” but also that the former owner ran into legal trouble, which changed the face of the resorts. Unfortunately it has some old, nonworking links, so it’s not as up-to-date as it could be.

But the information is still cause for concern. So if you have ended up saddled with a timeshare from this company, and want to cancel Avalon Vacation Club timeshare, you are certainly not alone and there are options you can pursue.

While researching this timeshare program, we found several complaints online, most of them not limited to Avalon Resorts’ past problems with bad management. Here are some of the most noteworthy comments and reviews we found for Avalon Vacation Club, Hotel NYX Cancun, and the Vacation Store of Miami.

From TripAdvisor:

  • “We are members of Avalon Grand Cancun & we are wondering what is going on with the new management. We have not received any information. We found out it is no longer a part of the Avalon Resort group & has been removed from the website. We have tried to contact the vacation club manager, who had nothing to say! We are ready to start a class action suit because we have a contract, and as members, we are kept in the dark about this.”

From the BBB:

  • “Due to Covid, my wife and I had to reschedule our honeymoon from 2020 into 2021. We paid the original price of what our honeymoon was supposed to cost in full amount of $1,970. The COVID pandemic forced us to reschedule our vacation (in which we were happy to keep with the same resort to try to help the company in this trying time period). Yet, Vacation Store Miami has now demanded we owe an additional $204 because they have increased the price of our already paid for vacation. When I asked for a refund, the employee told me they only allowed store credit. This action is trying to force us to pay more than what was advertised. This is also holding our money hostage by forcing us to take a “credit” that would be required to be used for a less quality room. This is terrible business ethics. We would like a full refund. I will never do business with or recommend this company ever again.”

From Yelp:

  • “This place is so phony. They advertise prices they know will draw you in only to scam your credit card and personal information. Beware of identity theft if you give this company your information. I fell for it and now have canceled the cc I gave them and locked down my credit with the bureaus.  DO NOT FALL FOR IT.”

Upon reading further it becomes clear that these unscrupulous practices are not limited to the COVID-19 situation. These companies have used whatever situation they can to scam people out of their money, including the changes in management and ownership.

Avalon Vacation Club Class Action Lawsuit

Another comment on TripAdvisor stated the following:

  • “Just a hunch but the Avalon Grand likely got caught up in the trustee sell off of Michael Kelly’s properties, its former owner/operator, as part of a plea agreement he has made regarding some of his pending fraud charges in the U.S. referencing Time Share/ Vacation Club Fraud and Investment. The U.S. Federal Courts have been seeking any and all of Kelly’s assets in regard to the case(s) for reimbursement for victims/investors, many senior citizens, that Kelly ripped off to the tune of potentially hundreds of millions. The Avalon Resorts were just one of many Kelly businesses in the region acquired at the expense of the fraud. It would come as no surprise that the Avalon Resorts were sold off at auction, outright, piecemeal, or otherwise.

The TCPAA page on Avalon Vacation Club affirms this:

  • “Operated by Operadora Hoteles in Cancun, Mexico, Avalon Resorts experienced bad publicity when the resort owner, Michael Kelley, was tried for operating a Ponzi scheme in 2007. Since then, Avalon Resorts completed extensive remodeling to incorporate environmentally friendly features and focus on creating family retreats.”

Looking up the SEC press release “SEC Charges 26 Defendants in $428 Million Securities Fraud That Targeted Senior Citizens and Retirement Savings” will give you more information on this situation.

The class action lawsuits don’t stop there: in 2017, there was an Anticybersquatting Consumer Protection Act and Trademark Infringement case currently pending in the United States District Court for the Southern District of Florida between Vacation Store of Miami and Heron Development Corp. (US District Court for Southern District of Florida – Miami Division Case No. 1:16-cv-20683-FAM).

You can search these terms for more information about the case, but essentially, the Vacation Store of Miami used several different domain names unethically to not only steal business from another company, but also to falsely appear as if they were associated with many other companies. One Yelp review echoed this quite recently, so apparently they are still doing this:

  • “This is a scam company. The company creates websites that look like the hotel, so you think that you’re making reservations directly through the hotel. Unfortunately, I didn’t look closely enough at the website and realized the error when they emailed my confirmation. I’m trying to cancel reservations I made for July of this year (it’s May now), but I cannot reach the company through phone or email. Their phone number doesn’t even have an answering service to take messages. it rings and rings and then just hangs up. RED FLAG.”

So with all of this in mind, the bottom line is that if you have an Avalon Vacation Club timeshare, you definitely want to do everything you can to get out of it.

Avalon Vacation Club Official Exit Program

Unsurprisingly, we did not find an official exit program on either the Hotel NYX Cancun or the Vacation Store of Miami websites for the Avalon Vacation Club. The Avalon Resorts website — the old one — is not functional, so there is nothing to search for there.

You can get in touch with Vacation Store of Miami’s customer service by going to the Contact Us page on their website. That said, the reviews and complaints indicated that this is often an ineffectual route to take. You may want to explore what a timeshare exit company can do for you instead. While resale is sometimes another way to get rid of Avalon Vacation Club timeshare, you might consider the circumstances surrounding the companies that own these timeshares, and opt to hold the resorts accountable by getting them to cancel your contract instead.

Working with an Exit Company to Get Out of Avalon Vacation Club Timeshare

While hiring a timeshare exit company can sometimes be a more expensive route, depending on which company you choose to work with, it can also be a more complete solution. Reputable timeshare exit companies will work directly with the resort to get you out of your contract and cancel any of your remaining fees.

We are careful to only recommend timeshare exit companies that have a track record of success in getting people out of timeshares, and that use escrow for payment. Escrow matters because it means that the company doesn’t get paid until you are free from your timeshare. You can learn more about why escrow is important on this page.

Avoiding Timeshare Resale Scams

On this website, we are cautious about which companies we recommend because, just as with timeshares in general and programs like the Avalon Vacation Club, there are plenty of scams in the timeshare exit industry. Many timeshare exit companies promise timeshare owners that they’ll cancel their timeshare with a money-back guarantee, but never deliver on their promises and keep the money that they were paid.

To avoid scams in the future, make sure you pay attention to the following:

  • Avoid any company that doesn’t have an online presence. That is highly indicative of a scam. Searching for online reviews of the timeshare exit company will help you figure out if this is a problem.
  • Avoid a timeshare exit company with a low or with no BBB rating. Unaccredited companies are suspicious as well.
  • Do not get involved with a company that has no record of success in getting timeshare owners released from their contracts.
  • Try not to simply go with the first company you find, as they aren’t your only option, and there might be better pricing elsewhere than what you initially see.
  • Make sure you get everything in writing. Moving forward with a timeshare exit company without a contract is not a wise idea.

The companies that we know to have good reputations and excellent ratings can be found on this page. All of them have been thoroughly reviewed, and we can attest that they use escrow for payment, and have great records of getting people out of their timeshares.

Can You Get Rid of a Tau Resort Vacation Club Timeshare?

Tau Resort Vacation Club is a timeshare program that is part of Táu Resort Nahui, located in Puerto Vallarta, Mexico. The resort itself appears to be managed by Interval International, a global timeshare company, and owned by Velas Resorts. It may have, at one point (about five years ago) been maintained by the Bel Air Collection, a resort company.

While Tau Resort Vacation Club appeared to be a legitimate investment to many people, it turned out that the properties they gave their money to had actually not been constructed yet. This construction apparently has never been completed judging by what’s available as far as information online.

There are a few other resorts with similar names — Casa Táu, Táu Beach Club, and Táu Residences — that are located in the same area. These have been announced very recently (i.e. earlier 2021) so it would appear that the resort and company have been operating under a few different names. However, that does not by any means indicate that their situation has changed. In fact, their newness may imply that they’re very much operating the same way.

As it stands, this situation is just one of many reasons people seek to cancel Tau Resort Vacation Club timeshare. Some of the other related reasons include the following:

  • High pressure sales tactics
  • Bait-and-switch practices with rooms and properties
  • Misrepresentations in contracts, particularly calling timeshares “real estate”

Our attempts to find more information on this resort proved difficult, but we ultimately did find several relevant complaints. The following were a few of the most prominent.

From TripAdvisor:

  • “During our recent trip to PV, we experienced a timeshare presentation at the Tau Resorts. I’m writing this to help others avoid taking vacation time for a presentation at the Tau Resorts. My spouse and I soon after this experience decided that this will be our last timeshare (aka fractional ownership) presentation. … By the time we got to the Tau Resort, the OPC had exchanged our original paperwork for replacement paperwork, with a specified gift of much less value that would come from the OPC himself, and this was what he presented to our handlers at the Tau Resort. In the end, our received honorarium was less than 1/5 of what we were first led to believe.”
  • “Tau promised owners who purchased by the end of December 2010,that the completion date was July 15, 2011 and those that purchased first week of Jan 2011 that the completion date was Dec 15, 2011. A home builder said to me that there is no way that the resort will be completed by Dec 15 based on what was seen on August 28, 2011. It will take hundreds of workers and heavy equipment to finish a project of that size. Your best bet is to start the recovery process of getting your money back.”

A few responses to these comments included:

  • “I am trying to reach them to no avail. Actually, it is the My Preferred Travels Limited that got my red flag up, because they are the entity that took care of my timeshares in trade and now they are nowhere to be located. Emails bounce back, and telephone is out of service! Tau does not answer their phone nor return calls. Highly disappointed- any news/help?”
  • “Beware of Tau Resorts. … As a personal note, we drive by there frequently and there is absolutely ZERO construction going on in their shell structure.. It´s been like that for years. Sadly, I think it´s a non-starter.

We also found that, while Tau Resort Vacation Club does not have much in the way of online reviews, the managing company Velas Resorts has several negative reviews and 3 stars on ComplaintsBoard. The Bel Air Collection, also called the Bel Air Vacation Club (or Owners Circle) has an F with the BBB.

There are also around 60 positive/five-star Google reviews of the resort itself that are pretty spare and nondescript, with a few noting that it still isn’t finished but “will be great when finished.” So we would definitely call this a red flag.

Unfortunately, based on all of these glaring red flags, our evaluation is that Tau Resort Vacation Club appears to be a scam. But that doesn’t mean you can’t get out of Tau Resort Vacation Club timeshare. There are a few options that you can try to get released from your contract.

Tau Resort Vacation Club Exit Program

Sometimes resorts like this one will feature an official exit program on their website in order to keep people from using a third party to cancel Tau Resort Vacation Club timeshare. This isn’t the case with Tau Resort; on the website for their current iteration, Casa Táu, the timeshare program isn’t listed either. Your best bet for getting in touch with the resort would be via the Contact page, where there is an email address that you can use for a more direct connection.

Based on the customer experiences cited above, we can only conclude that it is difficult enough to get rid of Tau Resort Vacation Club timeshare directly that it isn’t truly an option.

Tau Resort Vacation Club Class Action Lawsuit

While we did not find any class action lawsuits that directly involved Tau Resort Vacation Club or any of its managing agents/owners, there is a trail of fraud that involves one of its developers. There are two sources you can look into to find out more about this history. First, the article “NAFTA claim is ‘last resort’ in fraud case” with Mexico News Daily highlights how the developer Héctor Cárdenas Curiel borrowed money to start Tau Resort, but the resort was never built. There is also a Blogspot page called “C&C Capital Fraud” that has further information about Curiel, and other properties he has used for fraudulent activity. Again, while there has not yet been a lawsuit, this background is something you should be aware of and keep an eye on if you’ve invested in Tau Resort Vacation Club.

Find a Timeshare Exit Company

When it comes to fraudulent timeshare companies like Tau Resort Vacation Club, your best bet is to work with a legitimate and reputable timeshare exit company, especially one that has a background in the legal field and a track record of success getting people out of vacation properties.

Timeshare exit companies typically do not try to sell your timeshare. Instead, they tend to work directly with the timeshare developer or resort in order to encourage them to take the timeshare back and cancel your fees. They may work with lawyers in order to do so. While using a timeshare exit company can cost a bit more than other routes to get out of Tau Resort Vacation Club timeshare, it can ultimately be the most effective.

Avoid Timeshare Exit Scams

There are always signs you can look out for when it comes to scams like this one. If you know what to watch out for in terms of red flags, you can keep them in mind and avoid scams in the future. This is not only important when it comes to vacation properties and rentals, but also for finding the right timeshare exit company.

While there are several timeshare exit companies who promise timeshare owners that they’ll cancel their timeshare, they only run on a money-back guarantee, and then never deliver on their promises. Then they keep the money that you paid them and disappear. That’s why we make sure to only recommend companies with a proven track record of cancelling timeshares and only taking payment through escrow. You can learn more about why escrow is important on this page.

To avoid running into any other scams, pay attention to the following:

  • Avoid any company without an online presence. If they don’t have a website, it’s likely a scam. Online ratings and reviews of timeshare exit companies can help you with this.
  • Avoid any company with a poor or no BBB rating.
  • Avoid any company without a track record of successfully getting timeshare owners out of their contracts.
  • Make sure you get everything in writing! Having a contract is a good idea when working with a timeshare exit company.
  • Don’t settle with the first company you find: shop around. Prices can vary widely by company.

Summary

Getting out of a timeshare like Tau Resort Vacation Club can be challenging, but working with a company who truly has the tools and resources to help you can make it so much easier. While you’re exploring your options, you can explore some of the companies that we recommend on this page.

Can You Get Rid of a Royal Villas Timeshare?

Royal Villas is a resort located in Mazatlan, Mexico, that has its own timeshare program. They are owned by RCI, the largest timeshare company in the world.

If you own a Royal Villas timeshare, you, like many people, might be seeking a way to get out of it. Maybe the hotel itself has given you no issues, but it’s rare that you are able to book a week’s stay there. Or maybe you haven’t had the opportunity to book at all, and do not want to keep paying maintenance fees on the property. Whatever your reasons, you should know that it is possible to get out of Royal Villas timeshare, and many others have sought to do so.

Specifically, when we looked into Royal Villas Resort, we found several reviews that reflected that the nature of the timeshare program was not all it appeared to be. The hotel and resort itself seem to be relatively average, but timeshare owners had a great deal of problems with the timeshare management aspect. A few sample reviews and complaints are below.

From Yelp:

  • “This is a hotel with a beautiful view of the ocean side, with it’s private beach and clean rooms. There room service is great and very friendly. What I did not like was that I did my booking online and had my confirmation forms, but when I got there, they did not have my reservation and there rooms were almost fully booked. Aside from that they wanted me to put in a deposit to get my room there since they did not book my reservation that I had already paid for. It was truly disappointing and got my vacation on a bad start. Also one of there two available elevators provided for the customers was out of service and the other elevator took a very long time to get to your floor. It’s a nice hotel, but a little more maintenance and organization would not hurt. Other than that, did enjoy the location of the hotel.”

From TripAdvisor:

  • “We had stayed here about a year ago and only had good things to say … when we went to check in this time we were told that there was a mandatory $550.00 a person all inclusive fee per week. The information was buried on the third page of the RCI reservation confirmation paper, under the description of units and “other things you may find helpful”. I told them I would rather sleep in the street or my rental car, cancelled the reservation, and walked out. Luckily I knew of a very nice B&B that we were able to stay in instead. So though I agree that Royal Villas is a very nice place to stay … the all inclusive fee was a real shocker and definitely a reason for us to be more careful with our reservations in the future.”
  • My husband is a timeshare owner for over 15 years and we return to Mazatlan and Royal Villas every other year. This year in particularly disturbing as so many little things were off. … Our sink in the bathroom was leaking. It took several calls and several different handy men to fix and we reported it first thing in the morning only to return from an excursion in the evening and it still not be fixed. The furniture is stained on the edges and the rooms are in serious need of an upgrade. Wireless internet was non-existent even though we were provided with two codes. We were even picking up wi-fi from the Costa next door with a stronger signal than we were getting at Royal Villas. What we like is the location and many of the staff have been there and no us. We will be back in 2017…hopefully there will be some changes”

So as it stands, those who want to cancel Royal Villas timeshare most often have been met with hidden fees, unexpected changes to their contracts, and false promises from salespeople. The properties and rooms have also been reported as run-down and in need of updates. If this sounds like your situation, keep reading to find out more about how you can effectively get out of your Royal Villas timeshare.

Royal Villas Official Timeshare Exit Program

Sometimes, with a resort like Royal Villas, you can work on canceling on a direct basis. While we did not necessarily find information on an official timeshare exit program on the resort’s website, there is a specific line for timeshare related inquiries. You can find this by searching “Royal Villas Mexico” and navigating to the resort’s homepage. From there, scroll down to the Contact Us section, where you can find the phone numbers listed under “Time Share Reservations.” That said, while exploring the Royal Villas website, we found that some of the links were not functional, including the link to book a room. While this is not surprising considering how dated the website is, it does not exactly bode well when it comes to getting in touch, so we would definitely recommend looking into other avenues to get rid of Royal Villas timeshare.

Timeshare Resale Market for Royal Villas

Selling your Royal Villas timeshare on the resale market is one route you might look into. This is an option only when you don’t owe a mortgage on the property. If you’re able to move forward with resale with that in mind, we typically recommend the following low-cost resale platforms to get out of Royal Villas timeshare:

  • Craigslist (free)
  • Ebay ($50)
  • Myresortnetwork.com ($34.95)
  • tug2.com ($15/year membership)
  • Redweek.com ($59.99 – $125)

If you can find a buyer on one of these platforms, you can save yourself the costs involved in hiring a timeshare resale broker. However, that said, you’ll also have to sort out the timeshare transfer to the buyer on your own. Since this can be challenging, some people do choose to go with a broker instead.

You should know that using a licensed timeshare broker can make the timeshare resale process a bit easier and less stressful, but they’ll also take in the neighborhood of 50% of the final sales price as commission. So we’d just recommend examining carefully whether this is right for you.

Working With a Timeshare Exit Company

Another option for canceling your Royal Villas timeshare is working with a timeshare exit company. A legitimate timeshare exit company will work directly with the resort in order to get you out of your contract, and cancel any remaining fees.

Though this can be a bit more expensive than other methods to get rid of Royal Villas timeshare, it can also be one of the most effective. If you decide to go this route, be sure to research your options thoroughly, and have a look at our list of recommended companies. There are several less-than-trustworthy timeshare exit companies out there, so we only recommend companies who have a record of successfully getting people out of their timeshares and exclusively use escrow for payment. Escrow is an important feature because it means that the company will not get paid until the timeshare is no longer yours. You can learn more about why escrow is important on this page.

Summary

This website was created to help people like you get out of timeshares like those at Royal Villas Resort. Legitimate timeshare exit companies are often difficult to find — as with the timeshare industry, the timeshare exit business has a great deal of scams. The companies we recommend have all been carefully reviewed and have excellent records, so are capable of getting you the assistance you need.

When you’re ready to determine which timeshare exit company could help you cancel Royal Villas timeshare, or if you have any other questions about canceling a timeshare, please feel free to get in touch with us. You can give us a call at 833-416-8796, submit the contact form on the right side of the page, or initiate the live chat to get started.

Can You Get Rid of a Playa Grande Timeshare?

Playa Grande Resort and Grand Spa, located in Cabo san Lucas, Mexico, is a resort that is part of Solmar Hotels and Resorts, which has its own timeshare program, Grand Solmar Vacation Club. Grand Solmar Vacation Club is part of RCI, the biggest timeshare company in the world.  If you’re the owner of a timeshare at Playa Grande, it could be that you get to enjoy your membership; however, it could also be the case that you, like many other people, want to cancel Playa Grande timeshare. Your reasons could be related to rarely — if ever — getting the opportunity to book, the maintenance and extra fees associated with the timeshare, or the constant pressure to buy another property.  When we looked into Playa Grande and their timeshare program, we found that these were related to the most prominent reasons people wanted to cancel. More specifically, some of the most glaring reviews and comments we found are below.  From TripAdvisor:
  • “If you own a timeshare here be careful they add Resort.com and on call travel protection to your maintenance fee without you knowing. Then when you try to canel [sic] they want to charge you a cancellation fee…this is an unethical business practice and scam that they seem to want to get away with. Plus they constantly bombard you when you visit wanting you to buy more which gets old when you already own. The resort is great however the business practices tend to be on the shady side. BE CAUTIOUS IN YOUR INVESTMENT WITH THEM!”
  • “Throughout our stay as we were sitting around by the pools we heard many owners, RCI members, and guests complaining about many things from room changes, not being allowed to bring food down from the rooms to the pool (even in plastic glasses / containers) as they want you to buy everything from the resort, even though the suites have kitchens. As one person said, “this resort has their hands in your wallet all the time”. Many owners we spoke to said they are selling their timeshare and purchasing at another place because the management doesn’t care anymore.
  • “While the resort is beautiful and in a great location, the Playa Granda timeshare push is a real turn off. While we declined to participate in the 75 minute timeshare tour that you are immediatly [sic] pushed towards upon check in, we were able to witness a non stop tour of our pool area by individuals on the timeshare sales tour. While most individuals goal is to relax on vacation, it is almost impossible to do so, even in an pool area due to constant sales presentations. We were constantly approached in the lobby area asking if we had changed our mind regarding the time share presentation. While Playa Grande has nice rooms, and views, it is a burden to deal with the tacky timeshare salespeople. Used car salesmanship at its best.”
From Yelp:
  • “There are several Solmar properties including Solmar, Playa Grande, Grand Solmar, and Rancho. People book Solmar and think they’ve been ‘upgraded’ to Playa Grande when they arrive. Don’t kid yourself. There is no ‘upgrade’. Playa Grande is the lowest offering in the collection. If you book Solmar, you will definitely end up at Playa Grande. … There are much better places to stay in Cabo. I would skip the entire Solmar brand.”
  • “Whatever you do, do NOT fall for the lies this resort will try to sell you!!! Pretty much everything they told us we were purchasing was a lie, right down to the prices, the type of room we were getting, the weeks we would be able to use and their cancellation policy!! Plus, there were plenty of hidden fees!! There are many other nice places to stay in the Cabo area….steer clear of this place for sure!!!”
On these platforms as well as their BBB site, unfortunately, the ratings reflect the reality:
  • An F with the BBB and no accreditation
  • 3.5 stars on Yelp and several 1-star reviews
  • Several 1- and 2-star reviews on TripAdvisor and complaint threads about their practices
Ultimately, what is positive about the resort itself appears to be overshadowed by pushy sales presentations, false promises, and hidden and tacked-on fees. There is a lot that makes Playa Grande not what it initially appears to be, and if you want to get rid of Playa Grande timeshare, you’re definitely not alone.

Playa Grande Official Exit Program

If you are looking for an official means to get out of Playa Grande timeshare, you can start by visiting their Membership website to learn more about whether this is possible. A quick Google search for “Solmar membership” will get you there; once there, the Contact section has the phone number and email address for customer service.

This section of the site has a warning regarding scams, so we would assume they do not encourage timeshare owners to work with third parties to get rid of their timeshares. However, part of the reasoning they provide is related to a class action lawsuit against Solmar Resorts, and Playa Grande specifically. Thus it’s hard to say how much of this language is in the timeshare owner’s interest. Either way, since it can be challenging, if not impossible, to finalize a cancellation of all fees and contracts directly through a resort, we’d definitely suggest looking into other options instead of spending your time trying to exhaust this one.

Playa Grande Class Action Lawsuit

Regarding the class action lawsuit mentioned on the Solmar Resorts membership site, you can find more information about this with a quick Google search. The following lawsuit was filed in early 2021:

  • Mitchell Reed Sussman, Plaintiff-Appellant, v. PLAYA GRANDE RESORT, S.A. DE C.V, a Mexico corporation – Superior Court of California, County of Riverside Superior Court, case no. PSC 1903477

It appears that the lawsuit is still pending. That said, its language is related to defamation, which is interesting in that the lawyer suing the resort was accused of running a timeshare exit scam. Further investigation shows that this may in fact be the truth. However, that in no way erases the very real and very glaring issues with the Solmar Resorts timeshare program. More so, it highlights how important it is to be careful in all areas of timeshare ownership, including timeshare exit. The good news is, there are plenty of green flags you can look out for when it comes to hiring a timeshare exit company.

Working with a Reputable Timeshare Exit Company

The fact is, resorts and timeshare exit companies know how profitable this industry is, and in many cases are more interested in keeping your money — and keeping you locked into unfair contracts — than serving you. However, this isn’t the case with every timeshare exit company. We created this website in order to review timeshare exit operations and feature those that are honest, legitimate, and helpful.

When looking for a company who can help you get your contract and all of its associated fees canceled, you want to first and foremost find one that uses escrow for payment. This means that the company does not get paid until they’ve completely canceled your timeshare and you’re totally satisfied with their work. You can learn more about why escrow is important on this page.

Beyond that, you should also look for companies with the following:

  • An A (or higher) rating with the BBB and few complaints
  • Several years in business
  • A physical office address rather than a PO box
  • A professional-looking website
  • A written contract for any services rendered

Summary

When you’re ready to get help in canceling your Playa Grande timeshare, be sure to review our list of recommended companies. All of these companies have a great track record of helping people get out of unwanted timeshares and all of the associated contracts and fees.

Still have questions about how to get out of Playa Grande timeshare, or about timeshare cancellation in general? Feel free to get in touch. You can get started by initiating the live chat, filling out the on-page contact form, or giving us a call at 833-416-8796.

Can You Get Rid of a Pacifica Resorts Timeshare?

Pacifica Resort is an Ixtapa, Mexico-based hotel and all-inclusive resort. They have their own timeshare program that is owned and managed by RCI, the world’s biggest timeshare company.

If you’ve purchased a timeshare with Pacifica Resorts, you may have one of many reasons for seeking to cancel it. While some people enjoy staying at the property itself, perhaps you have not been able to book nearly as often as you expected, or don’t want to continue paying maintenance fees on the property. Or maybe you feel you were pressured into buying the timeshare in the first place.

If this sounds like your situation, you’re not the only one who wants to get rid of Pacifica Resorts timeshare. Some of the most common reasons we found people wanted to do this included:

  • High-pressure sales tactics
  • False promises
  • Major increases to maintenance fees that were not previously agreed upon
  • Bait-and-switch practices, especially regarding property values

More specifically, when we looked into specific complaints, we found the following reviews.

From TripAdvisor:

  • “I have been an owner of Pacificia for 15 years and have watched their development over this time. The view is great and the beaches are uncrowded. The one thing to know is do not go on any of their excursions, they are totally worthless. The management are a bunch of worms that promise you everything, then the moment they get your money, you no longer exist. Like to walk, well this is the resort for you, because you are going to be doing a lot of it, as the rest of the hotels are some distance away. The maintenance fee goes up every year without fail. Stay away from the sharks that sell these timeshares because they could sell sand in the Sahara.”
  • “I have just returned from my annual vacation at Pacifica. I own a timeshare there for many years and unfortunately this resort has gone downhill. There are many positive comments from people here for the first time but they don’t get to see it all. The staff are very helpful and friendly but higher management gives priority to Sales and seems to ignore the suggestions and comments of owners. Sales people will promise anything to get the sale and then the other staff are left to try to correct their promises in later years. This resort is in a great location on the best part of the beach … and they should sell the resort based on its merits not false promises.”
  • “Several of our family were going to this resort in late March of this year. The resort contacted us to let us know there was a discount for the all inclusive if it was paid before arrival. We all paid our full amount and looked forward to the trip. The week before we were to go, everything was shutting down and that was the end of this trip. We called the resort and asked about our all inclusive and they said it would be refunded to the card that purchased it. They told us it could take 30 days to refund. We continued to call every month as it was not refunded to us, every time we got a different story from them. Here we are in July and now they are telling us that there will be no refund, but there will be a credit for when we make a trip there. This is clearly a fraudulent act on there [sic] part and we have turned it over to the credit card company.”

These and other reviews seem to reflect, again, that the resort is satisfactory according to most guests, but when it comes to the timeshare program, there’s a lot to be desired. Fortunately, though, you have options when it comes to trying to get out of Pacifica Resorts timeshare.

Pacifica Resorts Official Exit Program

Unlike with many similar resorts, it’s actually quite easy to navigate to the Pacifica Resort timeshare hub. If you search for “Pacifica Resorts timeshare” on Google, it’s the second result that comes up. This is a more direct route than searching for the same landing page from the home page. That said, this page is not necessarily a portal for directly exiting your Pacifica Resorts timeshare. Rather, there is a very bold fraud warning at the top of the page, which does link you to their customer service lines, and an email address for timeshare customer service as well. If you want to try working directly with Pacifica Resorts to find out if they have an exit program, this is where you would start.

Their fraud warning is mainly about apparent third parties who have set up fake websites to take money from potential timeshare buyers. While it is important, of course, to be aware of such potential scams, it’s also vital to keep in mind that not all of Pacifica Resorts’s practices are straightforward either. So when it comes time to cancel Pacifica Resorts timeshare, we’d suggest working with a good timeshare exit company.

Get Rid of Pacifica Resorts Timeshare with a Reputable Exit Company

There are so many timeshare exit companies out there that can help you cancel Pacifica Resorts timeshare. When you work with one, you can expect them to work directly with the resort to cancel your fees and release you from your contract. Oftentimes they will have lawyers on their team, or work with a local law firm to complete this process.

But what is indicative of a “good” timeshare exit company? There are a few things you can keep an eye out for — notably, to start, one that uses escrow for payment. This means that the company doesn’t get paid until your timeshare has been canceled, and that they don’t make promises based solely on a money-back guarantee. You can learn more about why escrow is important on this page.

Beyond this, reputable timeshare exit companies typically have a strong online presence, a good rating with the BBB (A or higher), and several years under their belt that demonstrate a track record of success in helping people get rid of their timeshares. You might, during your research, run into several companies that appear trustworthy but don’t have these qualities. That’s why we developed this website, and created our list of recommended timeshare exit companies. Each of these companies has been thoroughly reviewed and vetted, and is definitely capable of helping you get out of Pacifica Resort timeshare

Avoiding Timeshare Exit Scams

When looking into Pacifica Resort, we found an article on the FTC website, “Be on the lookout for timeshare resale phonies,” that spoke to potential timeshare exit scams. In the comments a few people mentioned being contacted by a shady company called International Realty Corporation regarding buying their Pacifica Resorts timeshares.  This is one of the biggest red flags when it comes to timeshare exit — a company that contacts you first. The following are just a few more that you should bear in mind when looking for the right timeshare exit solution for your situation:
  • Avoid any company without an online presence. If they don’t have a website, it’s likely a scam. Online ratings and reviews of timeshare exit companies can help you with this.
  • Avoid any company with a poor or no BBB rating.
  • Avoid any company without a track record of successfully getting timeshare owners out of their contracts.
  • Make sure you get everything in writing! Having a contract is a good idea when working with a timeshare exit company.
  • Don’t settle with the first company you find: shop around. Prices can vary widely by company.

Can You Get Rid of a Mayan Palace Timeshare?

Mayan Palace is a resort located in Playa del Carmen, Quintana Roo, Mexico, that is part of a larger company called Grupo Vidanta. Grupo Vidanta is located in Puerto Vallarta; its subsidiary company that manages their timeshare properties is called Vida Vacations, which is headquartered in Dallas, TX. We also found listings of Mayan Palace timeshares on RCI’s website, so they appear to be associated with that company as well.

If you are the owner of a Mayan Palace timeshare, you could have one of several reasons for wanting to cancel it. When we looked into why people want to get out of Mayan Palace timeshare, we found that many of them complained about never being able to use their timeshares, getting subjected to unfair policies regarding refunds and fees, and having to sit through intimidating sales presentations that had misleading offers.

Upon further investigation, we discovered that both Grupo Vidanta and Vida Vacations have several negative reviews and a poor reputation when it comes to their business practices. With the BBB, Vidanta has an F, 1 out of 5 stars and no accreditation; Vida Vacations is also unaccredited, and has 1 out of 5 stars. Grupo Vidanta also has several complaints and 2 out of 5 stars on ComplaintsBoard, while Vida Vacations has 1.5 out of 5 stars with Consumer Affairs.

There were fewer ratings available for Mayan Palace, but many of the comments on the review pages for Vida Vacations and Grupo Vidanta were about Mayan Palace specifically. We also found a longform article that delved into the sorts of false promises that get made at Mayan Palace regarding timeshares. If you want to find this article, you can search Google for “Mazatlan Post Vidanta Mayan Palace.”

The following are some of the most noteworthy comments we found about the Mayan Palace timeshare program.

From ComplaintsBoard, about Mayan Palace:

  • “3 years ago me and my husband acquire a membership with Mayan Palace, we think that could be a great idea to invest on a timeshare. We wanted the cancellation but the resort denied that possibility while in the timeshare presentation the salesperson told us that we could cancel whenever we want it, of course it was not true. Bad treatment and a misleading membership, the first year was fine, then the problems started when we received a extra charge from a service that we didnt use it. The cost of the maintenance fees, totally is a crazy price and out of our possibilities. I think that Mayan Palace resort is one of the worst places in the world.

From TripAdvisor, about Mayan Palace and Grupo Vidanta:

  • “Travelers to Puerto Vallarta need to be wary of the timeshare presentations at the Mayan Palace. I wrote a pretty detailed account of my experience at their presentation. Here is a quick summary in case you don’t have the time to read the whole account. I felt like I was scammed into coming there to begin with. The presentation is a lot longer than they advertise and they employ high pressure sales tactics. They do a great job selling the deal to you. The sure length of the presentation really tires you down. There is so much pressure to get you to sign a contract on the day that they make their pitch. Any deal that you are not given the time to think about is probably not going to work out in your best interest. They do provide gifts for attending their presentation. In my view they are not worth the aggravation. From what I saw the hotel is actually very nice. I am really not sure why they need to resort to these tactics to push their timeshares. I feel like they are preying on people to make a decision in a moment of weakness. I hope my experience can dissuade others from having to go through one of the Mayan Palace timeshare presentations.”

From Consumer Affairs, about Vida Vacations:

  • “I gave one star because I had to. I would give no stars if I could. After the very high pressured sales pitch for this timeshare we signed. Very shortly after we saw that nothing they promised was true. All lies! Within the first week We cancelled the contract by certified mail, email and phone but we continue to get harassed. We are getting daily phone calls and they don’t stop. STAY AS FAR AWAY AS YOU CAN FROM THIS SCAM!!! Stay away from all Vidanta properties. They will give you a breakfast and try to take your soul. DON’T do it!”

Based on these comments, we ultimately have to evaluate this timeshare program as a scam. So if you want to get rid of Mayan Palace timeshare, you are definitely not alone, and even if it can be difficult, you have options you can pursue to that end.

Mayan Palace Official Timeshare Exit Program

If you were to attempt getting in touch with the resort directly to cancel Mayan Palace timeshare, you would want to start on the Vida Vacations website. While there isn’t a dedicated timeshare page on the Mayan Palace website, the Vida Vacations site is essentially their membership hub. Navigating to the Contact page will give you the information you need to contact their customer service department.

Of course, that said, considering the nature of the Mayan Palace timeshare program, it is not highly likely that this will get you what you want. That’s why we’d recommend exploring other options, whether or not you’ve exhausted this one. Specifically, working with a reputable timeshare exit company could help you get out of your contract with Mayan Palace.

Choosing a Timeshare Exit Company

Timeshare exit companies operate by getting in touch with a resort on your behalf, and working directly with their staff in order to cancel all of your fees and release you from your contract. When it comes to a timeshare program like Mayan Palace’s, this can be your best bet, as the diminished value of your timeshare would likely make resale incredibly difficult.

When you’re trying to decide which company can best help you in your situation, be sure to evaluate whether your potential choices have a track record of actually getting people out of timeshares, excellent ratings and reviews, and perhaps most importantly, a payment process that does not require upfront fees. On our site, in fact, we only recommend timeshare exit companies who use escrow for payment; this is the most secure method for you, because it means the company does not get paid until they have completely cancelled your timeshare. You can learn more about why escrow is important on this page.

Avoiding Timeshare Exit Scams

On this website, we are cautious about which companies we recommend because, just as there are many timeshare scams, there are also several timeshare exit scams. Some timeshare exit companies promise timeshare owners that they’ll cancel their timeshare with a money-back guarantee, but never deliver on their promises and keep the money that they were paid.

Can You Get Rid of a Casa Dorada Timeshare?

Casa Dorada is a resort with its own timeshare program located in Cabo San Lucas, Mexico. It is part of Interval International, a global timeshare/vacation rental property.

If you are wondering if it’s possible to cancel Casa Dorada timeshare, you aren’t alone. While many people have favorably reviewed the resort, several others have had problems with their stays there, not to mention with their timeshare experiences. Some of the most prominent complaints we found about Casa Dorada included:

  • Poorly maintained properties/rooms and grounds
  • Unsatisfactory food and customer service
  • Poor noise control
  • High-pressure sales presentations and pushy timeshare representatives

More specifically, when we looked into Casa Dorada, we discovered that they are unaccredited with the BBB, and have several low ratings and negative reviews on TripAdvisor, Fodor’s, and Yelp (as well as 3.5 stars on Yelp) that outline their most prominent issues. Here are a few of the outstanding comments.

From TripAdvisor:

  • “We have been coming to Cabo for 24 years and are used to the timeshare people. However, we have never encountered one as relentless as the one who “greeted” us upon check-in. We tried to remain polite (our mistake) but after saying no for over 15 minutes, I got up and walked away, and my husband’s voice became louder as he said, “what part of no don’t you understand?” It completely ruined my first day there. The next morning we were again “greeted” by a timeshare salesman the moment we stepped off the elevator in the lobby. He followed us through the lobby, talking AT us the entire time. We told him we just wanted to rent a car, and weren’t interested in a timeshare presentation. He said he could give a free car rental for signing up. At 8:20 AM there was no one at the car rental desk (which is supposed to open at 8:00) and we were told someone would be there in about 10 minutes. Since the timeshare guy still wouldn’t leave us alone, we walked into town, rented a car, drove back to Casa Dorada and immediately checked out. Who needs that kind of grief on vacation? Also, the only 5-star quality at the hotel was the view. There are a number of other resorts that are far superior.”

From Yelp:

  • “Come to find out this is essentially a huge pitch for time sharing “opportunities “.  Call it what it is, it’s time shares.  Enough with the pitches of how great it would be to come back year after year for a reduced price.  So what I hear is that it mandated and locked in my cost FOREVER with no real option of exit unless I give my principal away for essentially nothing other than the benefit of not having to continue to pay for the annual maintenance fees for “my” time share.”
  • “We bought a day excursion to Casa Dorada from Holland America while our cruise was in Cabo. Our guide assured us it was safe to leave our belongings in the beach area because they had security and video surveillance. My wife’s bag was stolen, and while the assured us they would “make things right”, they have refused to reimburse us for the loss. I’ve tried resolving this issue with them, but since they’re refusing reimbursement, I’m posting here as a warning to others.”
  • “Looks nice; feels terrible. The view and the hotel itself look beautiful but it ends there. Pushy timeshare sales, food poisoning among several guests, staff was extremely rude to friends who were staying off site and came to visit (we were with a wedding party of 70+ and some guests stayed off site). Worst part, some people stayed offsite because we were told the hotel was booking out and some guests did not want to be in a full hotel. Got there only to realize they lied to try to scare us into booking, the place was a ghost town. Prices are ridiculous also, $8 for a bottle of Fiji water?!?! Insulting. And the rooms A/C unit smelled of mold, went home with breathing issues.”

If you’ve had a similar experience to any of these past guests, and want to get out of Casa Dorada timeshare, there’s definitely more than one way to do so.

Casa Dorada Official Exit Program

Unfortunately, we could not find any information on Casa Dorada’s website about their timeshare program, referred to in a few locations as Club Casa Dorada and Casa Dorada at Medano Beach. That most likely means, in turn, that they do not have an official exit program, and possibly that they require some level of member access to discuss canceling at all. The Contact page on their official website is probably the first place you’d want to check if you’re trying to work directly with the managers to cancel Casa Dorada timeshare.

That said, please know that you can work with another party to get in touch with the resort to get rid of Casa Dorada timeshare. A timeshare exit company might be the best route to getting yourself released from your contract and being able to move on with your life.

Working with a Timeshare Exit Company to Get Out of Casa Dorada Timeshare

While there are other methods to exit an unwanted timeshare that are less expensive — hiring a broker and resale being a few — finding the right timeshare exit company can often be a more complete solution. That’s because a legitimate timeshare exit company will work directly with the resort in order to cancel remaining fees, end your contract, and return your property to them.

When it comes to this process, you should be sure that you are only working with a timeshare exit company that has a solid record of success, great reviews and ratings, and a strong rating and accreditation with the BBB. Beyond that, we only recommend timeshare exit companies who use escrow for payment. This is superior to required upfront payments, because it means they will not receive any payment until you’re completely satisfied with their work and you’re free from your timeshare. You can learn more about why escrow is important on this page.

Avoiding Timeshare Resale Scams

On this website, we are cautious about which companies we recommend because, just as with timeshares in general, there are several fraudulent timeshare exit operations. There are plenty of timeshare exit companies that make empty promises to timeshare owners, and say that they’ll cancel their fees, but work only on a money-back guarantee. Then when they fail to come through, they keep your money and can’t be reached again.

To avoid being caught up in any future scams, please be sure to heed the following:

All of these companies have a solid record of actually helping people get rid of the burden of a timeshare they don’t want.

Can You Get Rid of a Canto del Sol Timeshare?

Canto del Sol is a resort located in Puerto Vallarta, Mexico. They are part of Villas Vallarta, and a larger family of hotels called Canto Vallarta; their timeshare program is owned by RCI, the world’s largest timeshare company.

If you are a timeshare owner with Canto del Sol, and you’ve been searching for ways to cancel your timeshare, you may have several reasons for wanting to do so. When we looked into why people wanted to get out of Canto del Sol timeshare, the following reasons were most prominent:

  • Poor customer service and inattentive management
  • Pushy, high-pressure sales presentations
  • Properties that are not very well-maintained

Further research led us to find several negative reviews and ratings for Canto del Sol, including 3 stars on Yelp and several recent 1-star TripAdvisor reviews. The most noteworthy complaints are below.

From Yelp:

  • “First off, I booked the trip to be all inclusive, but when I checked in they told me I did not have the all-inclusive package. They offered it to me, but it wasn’t worth it because it was cheaper to eat and drink elsewhere. We did have the breakfast buffet one day and it was mediocre at best. The worst part is how pushy the staff was when trying to get my family to sit and listen to their timeshare presentation. Originally we were told it would be a 60-minute presentation, but then the paperwork said 90 minutes. We declined to listen after that and tried to go about our business by the pool, but multiple managers on staff kept pestering us and begging to listen to the presentation. We then had to take some emergency family phone calls and the staff were STILL BOTHERING US while we were trying to deal with a family emergency back home. It was extremely rude and annoying and I was unable to relax or focus the rest of the day. I kept politely asking them to leave us alone but they wouldn’t take no for an answer. I’m a very mellow guy, but they were getting under my skin, I almost snapped. Needless to say, I made it a point to avoid the staff as much as possible for the rest of the trip.”

From TripAdvisor:

  • “Exchanged via RCI for a week at Canto Del sol, luckily it was before the Mexican season. The hotel was fairly empty, so service was never a problem. We got a nice suite overlooking the ocean which was also nice. The down … we got suckered into going to ‘The Presentation’ and for some reason got hooked into a deal for them to buy our existing timeshare and we would buy theres at Canto. Red Light … we didnt like it that much from the start so why would we want to buy there? The [sic] prompted it as an investment where they would rent our weeks and we could make money. Red Light … if its too good to be true its a scam. Long story short, a vacation of misery and months of misery we are finally out of the deal. Timeshares are scams and NEVER worth whatever the incentives are to sit thru the dog & pony show. Now to my assessment of PV … I have been to Cabo, Mazatlan, Acapulco, Cancun, and Playa Del Carmen and loved them all for their uniqueness and beauty even if there were a few downs. PV on the other hand is a stink hole. I believe the water there is full of sewage. My son got a horrible rash in the ocean there as did all of us on a snorkel trip. The city stinks, the tours are a rip off, and the prices are outrageous. I will NEVER go back to PV.”
  • “Usually if I have an average to bad experience I simply leave without a word and never come back. However, my experience was beyond that and I feel a sense of responsibility to warn other travelers. The check-in was hectic and unwelcoming. The [sic] wasn’t any safety/COVID protocols in place to avoid spreading the virus. There wasn’t anyone checking temperatures or providing anti bacterial lotion. There wasn’t any social distancing around the common areas. So a sketchy experience to begin with.”

So if you are searching for a way to get out of Canto del Sol timeshare, you aren’t alone and definitely have some options to do so.

Canto del Sol Official Exit Program

As with many similar resorts, it is difficult to find timeshare-related information on Canto del Sol’s official website. We did not, in fact, find any, nor could we find much related to canceling or returning a timeshare through their customer service department. The most direct route to anything close to an official exit program is through the RCI website. Searching Google for “Canto del Sol timeshare” will get you to this means of communication; it should be the third result of your search. There’s also an email address on the Canto del Sol home page — in the footer — that could possibly connect you to their customer service department.

However, all of this indicates that you will most likely want to go a different route to get out of your Canto del Sol timeshare. Fortunately, resale, working with a broker, or hiring a timeshare exit company are all available routes for you.

Cancel Canto del Sol Timeshare Through Resale

Selling your Canto del Sol timeshare on the resale market is one option you might pursue. Generally, this is only possible if you do not owe a mortgage. Our recommendations are the following low-cost resale platforms for anyone looking to get rid of Canto del Sol timeshare:

  • Craigslist (free)
  • Ebay ($50)
  • Myresortnetwork.com ($34.95)
  • tug2.com ($15/year membership)
  • Redweek.com ($59.99 – $125)

Finding a buyer on one of these platforms can save you the costs involved in hiring a timeshare resale broker, as you’ll go through the process on your own. However, that means you will have to figure out how to transfer the timeshare to the buyer on your own as well. This can be a challenge.

If you use a licensed timeshare broker instead, it can be an easier and less stressful road to get rid of Canto del Sol timeshare, because they will do the work of finding a buyer for you. However, they will most likely take around 50% of the final sales price as commission.

Working with a Timeshare Exit Company

Hiring a timeshare exit company may be a more expensive route, but in many cases it can be a more complete solution. Reputable timeshare exit companies work directly with resorts to release people from their contracts and cancel any remaining fees they have.

We only recommend timeshare exit companies that have a solid track record of getting people out of timeshares, and that exclusively use escrow for payment. Escrow is important because it means that the company doesn’t get paid until you’ve been released from your contract and are completely satisfied with their work. You can learn more about why escrow is important on this page.

We created this website to help people like you get out of bad timeshare situations and start fresh. Can You Get Rid of a Cancun Palace Resorts Timeshare?

Cancun Palace Resorts is one of the many properties owned by Palace Elite, and is located in Cancun, Mexico. They have a timeshare program called Cancun Palace Resorts Vacation Club.

If you own a timeshare with this company and want to get out of it, you may have several reasons for wanting to do so. When we looked into this timeshare program, we found that people had many complaints that led them to want to cancel Cancun Palace Resorts timeshare, including:

  • Poor customer service
  • Failure to issue refunds and credits
  • Pushy tactics in trying to get more money from current members

On top of these reviews and comments, we found that Cancun Palace Resorts also has:

  • 1 out of 5 stars and no accreditation with the BBB
  • 2.6 stars on a website called Pissed Consumer
  • Several complaints and low ratings with TripAdvisor

Here are a few of the most notable complaints we found about Cancun Palace Resorts and the company that owns them.

On TripAdvisor:

  • “I have been a member since 2002. We have had 4 family/friends also become members after we referred them. My contract states it is in effect for 25 years from date we signed. On my contract, it states we are entitled to the referral program (the 4 for 1). Now they are stating it no longer exists yet it was part of our contract that we and they signed. Everytime we call Miami office, we get the run around, get put on hold for a long time, only to say they are looking into the situation. … Now they are saying they can’t explain it but the referral program no longer exists. I need legal advise, ready to file a lawsuit against Palace resort and the people involved.”

From the BBB:

  • “Palace resorts repeatedly told me I could not cancel within my rescission period and I spent hours on vacation trying to resolve the situations. We were bullied and made to sign another contract just to get out of the first contract but they still refused to refund the entire deposit. I have sent several emails and still not resolution. I have attached some of the documentation that I have. I do have more documentation as well as recordings.”
  • “Bought Resort package in 2018 with false advertising. I extended taking trip due to disabled son. Will not let me reschedule anymore or refund money. Purchased resort stay to Cancun at palace resort on 1 Nov 2018. They did not tell me Moon palace resort was under construction and water attractions were closed. Tried to get refund they said no. I agreed to reschedule at other time. Extended to 2019 and 2020. I called to see if I could reschedule later this year due to covid and was told I can not reschedule and I was a no show and they are keeping my $1,830.30 charge on my credit card.

These reviews are quite incriminating, and indicate that Cancun Palace Resorts are engaged in bait-and-switch practices when it comes to timeshare payments. It is hard to overstate how glaring of a red flag that this is.

Cancun Palace Resorts Class Action Lawsuit

We discovered that these practices have resulted in a class action lawsuit with the resort itself. If you want to find more information on this lawsuit, you can search for the following:

  • Kelsey T. Baker and Frank W. Baker v. Palace Elite Resorts S.A. De C.V., Trading as Palace Elite and Palace Resorts, et al., Case No. 2:18-cv-00319-WB, in the U.S. District Court for the Eastern District of Pennsylvania

Typically, you don’t need to do anything to receive compensation from a class action lawsuit of this nature. If the court decides you are eligible to receive damages, you should receive a check in the mail.

Cancun Palace Resorts Official Exit Program

Sometimes you can work with resorts more directly if they have an official timeshare exit program of their own. This does not, however, appear to be the case with Palace Elite or Cancun Palace Resorts: we searched both websites for information on such a program and came up short. This likely implies that they do not have an official exit program.

However, if you are seeking to get in touch with customer service or member services, you can try the Contact Us page on the Palace Resorts website. There are several email addresses there that seem to connect users with different departments.

Get Rid of Cancun Palace Resorts Timeshare with a Reputable Exit Company

Ultimately, these fraudulent practices, lack of an exit program, and especially the class action lawsuit illustrate a timeshare company that’s little more than a scam. When it comes to trying to get out of Cancun Palace Resorts timeshare in this situation, you want to be sure you’re working with someone who’ll do anything they can to release you from your contract.

Working with a timeshare exit company with a solid reputation and a track record of success in getting people out of their contracts is a great way to do this. While it can be a more expensive route, in the long run it can definitely pay off to work with the right company. That’s because timeshare exit companies work directly with a resort on your behalf to have all of your remaining fees canceled, and to get you out of your contract. Typically they either have lawyers on staff or work with a law firm in order to do this.

We have several companies that we recommend on this website who not only have a history of completing timeshare releases for their clients, but who also use escrow for payments. That means that they do not charge you upfront or operate solely on money-back guarantees; instead, they do not get paid until you are completely satisfied with their work. Avoid Timeshare Exit and Resale Scams

On this website, we are cautious about which companies we recommend because, just as with timeshares in general and companies like Cancun Palace Resorts or Palace Elite, there are plenty of scams in the timeshare exit industry.

No Attorney Timeshare Review

No Attorney Timeshare is a Henderson, Nevada-based timeshare exit service that has been in business since 2018. Their interesting approach to the timeshare cancellation market is a do-it-yourself style kit that has allegedly been crafted by legal experts so you can get yourself out of your timeshare with no need for an attorney. But can a DIY timeshare cancellation kit really do the job that an attorney or an accomplished timeshare exit service can?

No Attorney Timeshare Website

The setup of this website is immediately different from the typical timeshare exit companies we review. It has more of the appearance of an e-commerce website than a law firm or timeshare exit service as they provide a pre-packaged product rather than consultations or legal advice. They claim that their product is supposed to remove the hassle of hiring a timeshare exit team or an attorney that may draw out the process or take extra fees.

They claim empowerment for their timeshare owner is their mission so you don’t feel reliant on companies or firms to help you handle your cancellation. There are multiple templates included in the DIY kit so you can either cancel your financial liability loan, cancel international contracts, or cancel multiple contracts. This all in one kit is intended to be the answer to those who don’t want the hassle of dealing with other people.

The further you scroll you’ll see the original price of the kit was $599 but has recently been sliced to $477.20 due to a recent sale. The kit includes items like pre-written templates for cancellation letters, stop payment letters, credit repair letters, and a service refund contract letter so you can get your money back in full. It also includes free support throughout the entire process so you can consult with one of their representatives with questions, document review, or specific document creations should you need it.

This seems like a hefty promise for something that costs less than $500 even though it was developed by a team of attorneys so that the everyman can understand it but have the legal aid they need to get their cancellation done properly. In their FAQ section you’ll find that all of the documentation has been reviewed and created by attorneys so you allegedly have everything you need to just fill-in and sign before you mail them off to your resort. If everything is truly available in this box it makes it seem like there is no need to ever consult an attorney or timeshare exit company again, which makes us skeptical.

They claim they have been mentioned or recommended by ABC News, CNBC, Daily Mail, New York Post, and more. They also claim their collective team has over twenty-five years of experience in the timeshare exit industry. You’ll find some examples of the actual legal documents you should expect in the kit, so you can have an idea of what will be included.

They claim over 10,000 timeshares have been cancelled in over five countries and they have satisfied customers through all of those cancellations. If you peruse their website a bit further you’ll find sections pertaining to how to get started with the kit and why you should choose them. They have a familiar story about being a couple who purchased a timeshare and that from their experience with timeshare exit companies they figured there must be a better option. They developed the kit to make the whole process easier and more affordable for individuals who don’t want to be hassled by attorneys or timeshare exit representatives.

They have a full section of reviews and testimonials, including video reviews praising their product and they claim to have the endorsement and attention of multiple news and finance outlets. Though putting the logos of these news outlets seems to be a bit of a stretch, we aren’t entirely sure if they were just mentioned as an interesting product to look into. There are no confirmations of their credibility available on their website, and being essentially an attorney in a box doesn’t really make us feel very confident in the ability of the product to do what it says it will.

They have a section of frequently asked questions you can peruse but they are also relatively generic and sort of assert that the DIY is entirely infallible. Someone asked what to do if their documents are rejected by the timeshare resort, and they were told there are documents to overcome that. What happens when that documentation is rejected as well? We aren’t given concrete ideas of what to do should the box fail.

The website is also kitschy and organized to look like a store selling a cheap product rather than a real legal solution to your timeshare troubles. Because you pay upfront for the box, there is no need for escrow payments, but it also reduces the risk of any additional payments being taken out from your card. We don’t fully trust this service but let’s see what former clients think.

No Attorney Timeshare Reviews

There are no reviews available on their Better Business Bureau page and because they provide a product rather than a service they are not accredited. There are two complaints that were recently open against them though, so we assume that despite all the cheerful reviews up on their website there is likely something they left out. The complaints seem to be based around the product not living up to the expectations advertised.

This DIY timeshare exit kit seems to be lacking in some of the most vital aspects, which is the attorney to help assemble and send off the documentation. While they claim anyone will be able to navigate their product without needing additional help, it seems these dissatisfied clients were not able to do so and thought the documents provided were unhelpful. No Attorney Timeshare seems to dispute these claims that the product isn’t useful but they don’t provide much evidence to the contrary.

While it may seem like this is a perfectly good and inexpensive solution to your timeshare exit troubles, it may only end in confusion and your timeshare contract still intact. While they claim to take questions and inquiries, you have to expect that a service that costs under $500 is not going to be an adequate replacement for proper professional or legal advice. Of course not every attorney or timeshare exit company is trustworthy either, but there are certainly ones out there that can provide more to help you than something from a box.

No Attorney Timeshare Cost

This is the only thing that is relatively upfront and easy to understand. Because you’re not working with a service there is no need to set up payment plans or have to deal with changing costs or hidden fees. You pay an upfront price of $477.20 or $599 if you end up getting it after the sale is over and there are no additional fees that will be processed after it is safely at your doorstep.

You’d think this takes the hassle and worry out of the timeshare exit process as you won’t have to be concerned your money will continue to pile up or be taken despite lack of action. This doesn’t live up to the expectation though according to several dissatisfied clients and you have to do most of the work. It is essentially the laziest and cheapest attorney in a box that you feed $500 for less than stellar results.

Summary

It isn’t entirely unexpected to assume that a DIY timeshare exit kit won’t do the same job as a qualified and professional attorney or service. While it does help to be able to cut down on costs and learn how to handle things on your own, your resort isn’t going to be incredibly likely to help you out of your contract with some generic paperwork a company threw together. Timeshare scams are tricky enough to navigate alone and without having someone to help navigate your case, it isn’t likely they will let you free with just some documents you paid a fee for.

The idea is nice of course, considering during the pandemic it was hard to meet with attorneys and such to get these things done but you might be better off with a remote attorney or service rather than a DIY kit. We should probably save the do-it-yourself projects for things like baked goods, crafts, and hobbies, instead of legal aid to get you out of a pricey commitment.

What we are saying  is that while it may not outrightly be a scam, you shouldn’t waste your money on something that isn’t guaranteed to work. You might essentially spend money to ultimately lose money as you pivot to an actual attorney to help get out of your timeshare. If it doesn’t work, you’re out $500 and there are no money-back guarantees mentioned on the website. Not to mention their ‘How It Works’ asserts that unless you have a valid reason your timeshare won’t be cancelled.

All in all it’s probably best to avoid this product and put your time, money, and energy elsewhere.
