Timeshare Elimination Group is another company that may be able to help you get out of a timeshare. Though it’s unclear when they were founded or where they are located, there are some indications that they are in Costa Mesa, CA; their website is marked as having been created in 2021.

The Timeshare Elimination Group website is certainly attention-grabbing — at first glance, the home page has very loud, large calls to action, where they claim to “specialize in timeshare cancellations and terminations worldwide,” and guarantee successful release from timeshare contracts. These are quite outlandish claims to begin with; the somewhat unprofessional look and graphics of this page makes these promises even more difficult to take seriously.

From the Home page, you can navigate to their services (from the “Read More” button) or contact form (“Fill Out the Form” button), or to another page from the top navigation bar. The sections listed are entitled Get Out of Your Timeshare, Can’t Get Out of Your Contract?, and Avoiding Timeshare Resale Scams.

Each of these pages does offer fairly legitimate-seeming information about how people get into timeshares in the first place, and the methods that resorts use to get people to sign up for them. On the Get Out of Your Timeshare page in particular, they include extensive descriptions of the presentations that are typically offered, as well as the different means of getting rid of a timeshare. There’s also decent advice regarding why one should be wary when it comes to the timeshare resale market on the page Avoiding Timeshare Resale Scams, including to “do your research before choosing a company to sell your timeshare,” and to “talk to a timeshare attorney. Many of them offer free consultations. Take advantage of their generosity and find out what your rights and responsibilities are.”

That said, the content on these pages is not well-written. Poor grammar and confusing phrasing both contribute to this problem. It did not give us the impression that the writer necessarily knew what they were talking about; it sounded more like they were simply recycling information that’s already available.

The page Can’t Get Out of Your Contract? in particular is where Timeshare Elimination Group’s promises are described, but even that information is vague. They say, “Our program details your consumer rights and the legal steps used to get you out of your timeshare,” and that they ”have the resources and the expertise to get the timeshare cancellation completed once and for all.” They also allude to having “a proven process,” but the following is about as detailed as they get regarding that:

  • “This timeshare termination service provides:
    • A guaranteed way to void any timeshare mortgage.
    • A proven method to cancel any timeshare contract.
    • A way out of your ever rising timeshare fees.
    • A never before seen insider’s view of the timeshare industry.
    • A knowledgeable manager to walk you through the entire cancellation process.
    • A simple exit strategy that doesn’t leave your heirs financially responsible.
    • Relief, freedom, and peace of mind.”

They also claim, “We also teach you how to get the premium timeshare property weeks for cheaper than you could as a timeshare owner,” which doesn’t seem like something a timeshare exit company should be interested in doing. Overall, it’s a lot of fluff that gets nowhere near to the heart of how Timeshare Elimination Group would actually help you.

In addition to this shortcoming, the website does not provide specific information about Timeshare Elimination Group as a company — meaning, about who owns it, where it is located, and how long it has been around. Searching for this information via Google brought up no results. That said, the main phone number on the website is actually the same phone number (minus the extension) for another timeshare exit company we recently reviewed, Client Protection Group. While this company is BBB-accredited, and has several positive reviews, the fact they are using another avenue to direct traffic their way without being transparent about who owns them is disconcerting.

Timeshare Elimination Group lists another website as the point of contact for getting out of a timeshare contract. Called WeCancelTimeshares, this website looks to be managed by someone called Steve Smith — a name that came up in Client Protection Group’s reviews — and has a few different websites and blogs (via Weebly and WordPress) that offer similar information, as well as a Pinterest page (with a few infographics saved) that says they’re located in California. They claim: “We Match Timeshare Owners with Timeshare Transfer companies, Timeshare Liquidation companies, and Timeshare Cancellation Law Firms, depending on each individual case.”

But their writing, like that of Timeshare Elimination Group’s website, is overall pretty devoid of substance. Not only that, but neither Timeshare Elimination Group nor WeCancelTimeshares came up in a business entity search, either in California or elsewhere. The WeCancelTimeshares websites all use the right keywords and phrases to discuss timeshare scams and timeshare exit, though, so we could only further conclude that these hubs exist to send people to Client Protection Group without outright saying that they do so.

Needless to say, this isn’t a very trustworthy practice. While every company has the right to advertise their services, this is shadier than outright advertising. It’s more of a front for doing business with Client Protection Group. That we could only find this connection by looking up Timeshare Elimination Group’s phone number makes it even more likely this is the case, and essentially impossible for us to evaluate this company as legitimate.

Timeshare Elimination Group Reviews

The timeshare exit industry is unfortunately full of fraudulent businesses, as well as practices like these. The following are a few tips you can keep in mind to avoid any future scams while looking for a company that can actually help you leave a timeshare:

  • Don’t believe everything you read. Many scam companies rely upon using common industry phrases, but either do not use them properly or do not have information to back them up. They also tend to make exaggerated promises. A legitimate company will not overpromise in this way, and will give you the full details on how their process works.
  • Keep an eye out for upfront payments and/or nontraditional payment methods. Requests to pay via wire transfers or prepaid money cards are major red flags, but so are demands for upfront fees that do not use escrow, as well as agreements that do not have written contracts. No money-back guarantee is enough to promise that you will get a refund if a service does not go as planned.
  • Resist pressure to act quickly or pay for a service immediately. A trustworthy timeshare exit company will not attempt to push you into an agreement before you are ready. High-pressure sales tactics are huge red flags, and point to a company you want to avoid working with.
  • Always ask about licensing, identification, and insurance when it comes to local businesses. To get a better idea of which local businesses are trustworthy and reputable, always be sure to get more information about their licenses and insurance. Checking identification is wise as well, especially when it comes to businesses that deal with your money and personal information.

Summary

Based on several factors, including the fact that no company information exists for Timeshare Elimination Group, the likelihood that they’re simply a front for Client Protection Group to acquire more clients, and the fact that they are not actually a business, we certainly cannot recommend trying to exit a timeshare with them. It truly sounds like, if not an outright scam, just another means of taking your money before you give the real timeshare exit company even more money.

Timeshare Association Network Review

Timeshareassociation.net is the website for Timeshare Association Network, a company with offices in London and Madrid that may be able to help you get out of a timeshare. They have been active since June 2021.

Right off the bat, it was hard to not be skeptical of Timeshare Association Network’s promises considering the fact that they were founded so recently. Their website, at first, made this skepticism a bit difficult: in terms of design, it looks great. The navigation is also smooth and easy to use, and the pages are highly responsive.

However, when we started reading the actual content, that first impression faded quickly. It would be easy for someone in a desperate situation to get taken in by how nice the website appears. But the website copy reveals very little about who actually runs Timeshare Association Network, how they operate, and what their processes are.

Specifically, the first few pages in the navigation — Make a Claim and Cancel Your Timeshare — are quite devoid of anything substantial. Make a Claim is simply another “contact us” page, saying that “If you don’t know which route is right for you or where to start, our team of advisors are ready to talk and advise you on the best course of action for you,” without giving any information about what that course of action could look like.

Meanwhile, Cancel Your Timeshare looks like it describes the contract nullification process in full. But reading closely shows that it’s fairly superficial, definitely circular, and overall doesn’t necessarily say anything a reader wouldn’t already know:

  • Lets take a look at cancelling your timeshare contract. It may be that making a lawsuit or claim is not the best route for you given the amount you paid for your contract, it could well be that it is not profitable to proceed with a claim. Alternatively the recovery of monies may not be important to you but what you want is to get out of the legal obligations of your timeshare contract which is paying those extortionate maintenance fees each and every year.
  • The cancellation plan is a low cost legal process which requires the involvement of our legal clerks and lawyers, it does not require the presentation of a claim through the courts. With this process, our lawyers will initiate the ‘unilateral cancellation’ of your contract…”

This language may be accurate about the cancellation of a timeshare, but it still does not give Timeshare Association Network any credence as far as being the company you should choose to enact it.

The page Why Us is where one would expect to get more specific information about the team’s professional background, but even that is lacking. Instead, they make the outlandish statement that they “are successful in 100% of our legal claims,” and do not feature a single individual’s name or title — not even the person presumably on the Home page. There is a stock photo of a corporate team standing in for the “Timeshare Association Network Legal Team” (their caption), and the statement, “We can promise you our team of experienced lawyers and specialist legal consultants work in the best interest of you the client under FULL confidentiality regulations.However, this promise seems quite empty, as the reader gets no sense as to who these lawyers and specialists actually are.

On that note, while the Home page does feature someone named Richard Madsen, a “Legal Timeshare Expert,” further research led us nowhere insofar as finding out who he is or what his professional background is, and his name is nowhere else on the Timeshare Association Network website, including the Why Us page.

Finally, and perhaps most significantly, there’s a link in the footer navigation to Timeshare Association Network’s “Corporate Website” that leads to the website for CGO Media Ltd, a marketing and design agency that claims to have multiple clients from different industries. This could, in theory, explain the quality of the website at least on a visual level. However, a closer look showed us that Timeshare Association Network and CGO Media Ltd are, in fact, one and the same.

This is actually there in writing in the website footer, all the way at the bottom of each page: “Timeshare Association Network is a trading name of CGO Media Ltd.” More than anything else noted here, this is indicative that Timeshare Association Network is not what it seems, and certainly has no business making any kind of timeshare cancellation promises to anyone.

Timeshare Association Network Reviews

Though Timeshare Association Network does not have reviews on Google, Yelp, or Facebook, the website Timeshare Business Check summarizes feedback on this company from others’ contributions. It overall confirms exactly what we concluded from reviewing their website — that there is no real information about how Timeshare Association Network operates, and that they are the same business as CGO Media Ltd.

Specifically, they list the following under Observations/Comments:

  • The images of Richard Madsen and the legal team are stock images.”
  • “The website was registered 7 June 2021 and ownership details have not been disclosed.”
  • “The business is not regulated in terms of acting on behalf of consumers in regulated activities, such as making claims under the Consumer Credit Act or legal representation in court. It is therefore advisable to seek information in writing from them as to what precise process will be undertaken for the fees and what regulated persons or businesses would act as representatives where this is legally necessary.”

It is helpful to have this information verified. We also found it helpful to confirm it by researching CGO Media Ltd a bit further. That was how we found their Facebook page, which has 50 reviews, all of which are obviously fake. They’re all from Dec. 2013 and state over-the-top adoration for CGO (“Best page I ever seen,” “I really fall in love of the page,” “Everybody will get the most information from this page,” etc.) while awarding five stars.

Timeshare Association Network Cost

 Cost is hardly addressed on the Timeshare Association Network website, aside from the company’s promise of a free consultation. On the off chance that you were to get in touch with this company to find out more about what they charge, we would first and foremost remind you that you should never engage with a timeshare exit company that requires upfront payment. This is a huge red flag, and usually indicative of a scam (not that we needed any further red flags to evaluate Timeshare Association Network as such).

We only recommend timeshare exit companies and professionals who use escrow for payment. Escrow is important because it means the company does not get paid until your contract has been cancelled, and you are completely satisfied with their work. Can You Get Rid of a Westgate Timeshare?

Westgate Resorts is a family of resorts headquartered in Miami Beach, FL. Their timeshares can be exchanged through Interval International. They have timeshare properties located across the United States, including in Myrtle Beach, SC; Orlando, FL; Williamsburg, VA; and Gatlinburg, TN.

If you have a timeshare with Westgate Resorts, you may have one of many reasons for wanting to cancel it. Perhaps you haven’t been able to access the property regularly like you were promised, or the timeshare itself doesn’t look like you were led to believe it would. Maybe you feel that you were unfairly pressured into buying your timeshare during a sales presentation and now regret your decision.

We literally only have two weeks. We’re told that certain benefits were available after 30 days, that was [a] lie, nothing was available ’til after the full deposit was paid not the initial coins you’re offered. When your salesperson or direct contact realizes the lie, they never call back. They wait days and months after ’til where you are just stuck. Their excuse is you can always sell back. … Run as fast as you can.”

From Trustpilot:

  • “My husband and I were given a free stay by Westgate Resorts in Myrtle Beach, SC. We knew that there would be a timeshare presentation to attend, but was worth the free trip, at least we thought it was. We sat at the table with an enthusiastic young man and his “financial advisor” who worked together to get us a fair price and discount it as much as possible. Despite the many questions we asked they were never answered clearly. They made us feel like we were making a huge mistake if we decided not to buy that day! They failed to mention any kind of annual maintenance fees, fees for transferring my unused weeks to the next year, or what the actual cost of this purchase would be which I was absolutely floored by. We financed $44,000 and when we saw the insane interest rate of 15.9%, we decided to pay off a huge chunk ($30,000) so our investment would cost us less. We soon came to realize that we made a huge mistake allowing this company to convince us this was a real estate investment that would increase in value. In reality this purchase will have me and my family in debt for life. We will never stay with Westgate again, and I will advise the world that no one else should ever stay there. All they care about is the commission gained by the debt you will be walking away with, not only you, but your children too!”
  • “Do not fall for Westgate’s timeshare scam! My family & I attended a “seminar” in return for promised tickets to Sea World. The representative who met with us made us believe that booking vacations without owning a timeshare was way too expensive. We decided very early on we were not interested but when we asked about receiving the tickets, we were told we had to finish the tour. They continued by offering us timeshares at a very high price and we continued to say NO! The representative told us he could offer us cheaper timeshares from ones that were repossessed or foreclosed on. A red flag that was not clear to us at the time.

From the BBB:

  • “With all the deception we uncovered, we simply wish to cancel with a fair refund and move on with our lives. In this time we have also faced undue financial hardship as our income has dropped by 52 percent, having faced unemployment and reduced hours at work. Unfortunately, we were preyed upon during the pandemic and misled into signing a contract that had misrepresented benefits, not once but twice, and the investment of thousands of dollars into this venture has been devastating for our family.

Ultimately, it appears that Westgate timeshare properties fail to live up to expectations for many consumers, although some may be satisfied. According to online reviews, high pressure sales tactics may be used as well by the company’s salespeople.

Westgate Resorts’ ratings on these websites align with these reviews. We found that they had:

Clearly, Westgate’s business practices are notorious with past customers and guests, so wanting to get rid of Westgate timeshare isn’t much of a surprise. Fortunately, if you’re in this situation, you do have options.

Timeshare Rescission

If you purchased the Westgate timeshare a few days ago, you may still be able to rescind the purchase. It will depend on the state you were in when you purchased the timeshare. Most states give timeshare owners between 3 – 15 days to rescind the purchase for a full refund.

Information about how to rescind the timeshare should have been included with the documents you received when you purchased the timeshare. In almost all cases, you ‘ll need to mail a letter to Westgate that states you’d like to rescind.  The address of when to mail the letter should be included in the documents you received when you purchased the timeshare.

When mailing the letter it’s important to mail using registered or certified mail so Westgate must sign and confirm that they received the letter. Otherwise, the company could claim they did not receive your letter in time.

Some resorts have an official exit program. In Westgate’s case, this is called the Legacy Program by Westgate Resorts. If you’re looking to cancel Westgate timeshare, this is the best place to start. Searching Google for “Westgate Legacy program” should help you find this program easily. From there, you could either use the phone number listed or navigate to the Contact Us page in order to try and get in touch with the Westgate team about canceling.

That said, based on the reviews and information we could find about Westgate, you may find that Westgate is unwilling to assist you with cancelling your timeshare. Finding a different way to get rid of Westgate timeshare may be your only other choice.

Class Action Lawsuit

Further research showed us that Westgate Resorts has been involved in several lawsuits in recent years. The primary class action lawsuit — Hambacker v. Westgate — was filed by hundreds of timeshare members in June 2020. Their practices noted above have also taken a toll on employees, who filed a lawsuit suing for unpaid sales commissions back in 2010 (Fredrick vs. Central Florida Investments, et al).

Here is a brief list of the class action lawsuits that plaintiffs have filed with Westgate Resorts:

  • Nathan B. Overton et al v. Westgate Resorts, Ltd, LP, et al. – Case No. E2014-00303-COA-R3-CV (Court of Appeals of Tennessee At Knoxville)
  • Westgate Resorts v. Shaun S. Adel and Consumer Protection Group, LLC – Case No. 20101017-SC (Fourth Judicial District Court in And for Utah County, State of Utah)

Westgate Resorts actually ended up filing a retaliatory lawsuit with the United States Supreme Court after losing an appeal of the Overton v. Westgate suit. While their case was ultimately declined, it’s quite telling that Westgate wanted to do this, most likely to set a precedent that discouraged further class action lawsuits.

That’s not Westgate’s only conflict involving the U.S. government. There was also the 2009 Central Florida Investments Inc., a Florida Corporation, et al., United States of America (for the Federal Trade Commission). This was filed by the FTC to hold Westgate Resorts accountable for violating the national “do not call list,” as well as for using other kinds of marketing tactics.

You should know that, if you are eligible to receive compensation from any of these lawsuits, you should receive a check in the mail. It wouldn’t hurt to contact the law office of handling the class action lawsuit though.

Timeshare Owner Justice is a timeshare exit company located in Boulder, CO, that may be able to help you exit your timeshare. They were founded in Oct. 2020, so have been in business for a little less than one year at the time of this review’s writing.

Our impression of the website for Timeshare Owner Justice is not a very strong one, upon extensive review. While it’s complete, in that it has plenty of general content about their processes and timeshare exit in general, it is neither very easy to read nor professional-looking. There are several kinds of fonts used on each page, and extremely long paragraphs that are somewhat repetitive. This is particularly the case on the Our Story and Our Process pages (both of which can be accessed via the top navigation bar, which is, in contrast, quite straightforward). 

This is especially unfortunate in the case of the Our Process page, because this is the part of the website a potential customer would definitely want to spend the most time reading and learning from. But Timeshare Owner Justice isn’t very transparent about the details of their process — aside from saying they work with a “team of advocates and legal professionals” and that their “process exerts a lot of pressure utilizing consumer protection laws, as well as regulatory and government agencies.” They say that their “proven exit strategies” are “revolutionary and proprietary” but at no point say what those strategies are. 

There is slightly more to this end on the page Our Services. That said, it speaks more to their goals in managing the timeshare exit process than what they actually do, aside from “apply[ing] pressure,” “go[ing] after [timeshare companies],” and “DEMAND[ING] that Timeshare companies correct any negative credit information they have reported.” We can speak to the goals that they list, which include the following:

However, again, this is not going to be news to anyone who owns a timeshare and wants to get out of it. You are definitely going to want a bit more information than this. 

The FAQ page does have a few more details about timeshare exit in general, and divulges slightly more about the overall process. Under the question “How does Timeshare Owner Justice get me out of my timeshare contract?”, they note:

  • “Timeshare Owner Justice has developed proprietary strategies and an aggressive process that will push back against the timeshare companies and sales agents and force them to be held accountable.  We accomplish this through a combination of expertise and tenacity, application of specific consumer protections and codes as well as the unique strategy of drafting and filing specifically targeted complaints with the agencies and entities that oversee and regulate the industry.  This will pressure the timeshare companies to release you of your obligation.”

We’d be more inclined to positively review a website that offered important information with far fewer words and repetition.

Seeing as Timeshare Owner Justice is a fairly new timeshare exit company, we did not find many reviews of their services, but there were a handful on TrustPilot and their BBB page. The six reviews on their TrustPilot page have given them 4.2 out of 5 stars; they are all straightforward and speak to their helping people get out of timeshare contracts. A few note that Timeshare Owner Justice did so after the customer in question was scammed by another timeshare exit company. 

While Timeshare Owner Justice currently holds an A- rating with the BBB, they’re also unaccredited. This is something to keep in mind, because even though they have a handful of positive reviews on their BBB page, accreditation does not take a long time to complete. Their being in business for a brief period of time is more of a red flag than a reason for their lack of accreditation. When looking for a timeshare exit company, you should be sure that the one you choose has this verification in place.

There isn’t a great deal of information in the way of what working with Timeshare Owner Justice will cost you. It is addressed on the FAQ page.   • “My wife and I are writing to report that we believe that were intentionally misled (swindled actually) by the sales staff at the Hacienda del Mar resort in Cabo San Lucas. We signed a contract last August for a one bedroom timeshare with the understanding that we had purchased an every-year program. However, when we returned this past January to stay at the Hacienda del Mar resort for the first time under the contract that we had signed, we were astounded when we heard the sales person say when reviewing our contract with us that we had actually purchased an every-other-year program. Also, when we expressed our disbelief when the Hacienda del Mar sales staff said that we only owned a every-other-year program, instead of the sales staff sitting down with us addressing our concerns immediately, they said come back after hours and we were quickly ushered out of the meeting, as if trying to hide their practices from other potential clients, or to get rid of us because we weren’t going to purchase anything.”
  • “We were sold an additional unit (jr. suite) under the pretext [sic] that that was the only way we would have access to the new resort they are developing on another site. (We have learned this is not true.) … We had to sign over the suite to a rental company for 3 years, pay additional funds to the rental company, and not have access to the jr. suite for 3 years. Needless to say, we never received a dime from the rental company and they would not respond to our attempts to contact them. We didn’t want/need the unit in that we already own a large unit and purchased it only so that we would have access to the new property. We are now ‘stuck’ with the annual maintenance fee. We have never used the unit. We have asked the sales department to ‘dissolve’ our contract in that is was purchased under false information as well as fraud with regards to the rental company. We don’t want a refund of our purchase price; we just want to have to stop paying an annual maintenance fee. … We have been brushed aside with delaying tactics and further untruths. We write this to warn other guests that many of the things you are told at sales presentations are absolutely not true. “

Needless to say, these reviews indicate some seriously questionable practices from Hacienda del Mar. You should know that if you’ve been dealing with a similar situation, there are ways to get rid of Hacienda del Mar timeshare.

Some resorts like Hacienda del Mar have their own timeshare exit program. While we did not find information about anything of this nature on their website, they do have a specific membership/vacation ownership section that could allow for a more direct line to someone who could address this matter. If you visit the Hacienda del Mar resort website, and navigate (via the side navigation bar) to “Vacation Ownership,” you’ll reach the membership portal. From there, you can easily find a customer care email address.  Of course, that said, many of the reviews indicated that this method did not produce results, and in fact exacerbated timeshare owners’ problems. Still, exhausting this route can at least make you aware of what you need to do next in terms of other options. An hour into the preliminaries (breakfast), we were told “the 90 minutes starts now.” Two and a half hours later — after saying “no” for the 50th time — the “bad cop” comes over with an even better deal. … When that didn’t work, we thought they finally were getting the idea and would release us from our bondage; however, they sat us down with yet a third person who tried to woo us with another trip (presentation included, of course): an all-inclusive week for $1000 or non-inclusive for $300. And they wanted the money up front.
  • “Booked family vacation through special offer from corporate vacation fax. IRR Marketing Co. misrepresented hotel and location of hotels. We were told we would be staying at either Sunset Royal or Sunset Lagoon, only to discover that we had been down graded to the Ocean Hotel because of the size of our party. … Time share tour was horrible. I explained the deceptive marketing tactics and was told we should not have expected those hotels for the price we had paid for the corporate vacation package and that we should not hold it against the hotel for the marketers sales tackets [sic]. Representative kept referring to the Ocean Hotel as a less than standard hotel that had no association with the Sunset Hotels, which I discovered later had no truth to it. After several managers tried different sales approaches on us, my husband got angry and got into an argument with a Closer Manager who finally asked us to leave.”

  • “This is the worst hotel i’ve ever stayed at. … Only good thing about this place is that the staff is friendly … We ended up switching hotels and letting them keep our money. To top it off, the manager tried to scam us out of $400 USD by making up some BS story about the hotel switch. I was never informed for of that so i didnt pay and she never contacted again. In short, save your money and go somewhere else. Didn’t even want to take pictures.”
  • “My friend was invited to stay there to attend a timeshare presentation, so you would think they would be on their best behavior in that early stage of soliciting potential business. Instead, they SCAMMed me from the minute I arrived, presenting documents they said were for check in purposes only, when they knew we had just gotten off a redeye flight and had only minutes to catch our ride to an all day Chichen Itza tour. It was later revealed that the documents were to LOCK me in to the same timeshare presentation that my friend had agreed only for herself to go to.  They have never said that her guest had to attend as well – until days after check in, on the night before the presentation. I already had another tour booked for that time, but they refuse to make any accommodations nor acknowledge that they tricked us into signing one more person up to their presentation. Should I have read every word of the document carefully before I signed? Definitely. But, would most people expect that any legitimate business would try to ‘sneak in’ a document that locks you into an entirely different thing than what it was presented as (a simple check in document)?  This place looks like a 4-star hotel, but behaves like a no-star, no-class motel from hell.”

To add to this, the managing company, the Vacation Store of Miami, has a reputation for using  bait-and-switch practices that lead people to pay for hotel and timeshare reservations that they never end up getting to use. The problem is upper management who has no sense for the hospitality industry. They do not get the basics right. I hope I never have to stay in an H10 hotel again.”

  • “This place is so phony. They advertise prices they know will draw you in only to scam your credit card and personal information. Beware of identity theft if you give this company your information. I fell for it and now have canceled the cc I gave them and locked down my credit with the bureaus.  DO NOT FALL FOR IT.”

Finally, a telling report from TripAdvisor stated: 

  • “My husband & I recently returned from Ocean Coral & Turquesa H10. We had trouble with the rooms. Our first room was on the first floor and was not aired out. It had a strong musty smell. … We were told that was all they had…Until we signed up for the sales pitch for RCI Premium club. I felt like we were put in that first room as part of their sales pitch. When we went to get our “free gift” at the RCI Premium Club, one of their staff stepped in and was able to get us a room on the 2nd floor that was properly aired out and had a King size bed suitable for a couple. Hard to believe it was not actually available the day before when we checked in. But when the RCI Sales person had us looking to sign up for a meeting regarding their vacation program, they were miraculously able to pull off a room without a musty smell and a king size bed….but we had to listen to their sales pitch. Which we politely did….for 4 hours.

Add to these comments H10’s 2.2 star rating on TrustPilot, several 1- and 2-star TripAdvisor reviews, as well as the Vacation Store of Miami’s many complaints with the BBB, and you certainly have a situation wherein you’d want to get rid of Ocean Coral & Turquesa H10 timeshare.     Occidental Allegro is a family of hotels and resorts located in Mexico. Their destinations, among several others, include Cozumel, Punta Cana, and Playacar. They are owned by the Vacation Store of Miami. 

    Their timeshare program is called Occidental Vacation Club, which can be found at each of Occidental Allegro’s hotels and resorts. Occidental Vacation Club appears to be owned and managed by a company called Allegro Holdings, and part of the Barceló Hotel Group (which claims to be connected with RCI, but it’s unclear whether or not this is true). 

    While this might cause some confusion, make no mistake that these are the same resorts — and apparently, part of the same timeshare scam. This is the heart of the many complaints people have had about this timeshare program. More specifically, they’ve cited:

    • Bait-and-switch practices
    • Constantly booked properties 
    • Poorly maintained rooms that do not reflect what was promised
    • Tacked-on charges and constantly increasing maintenance fees
    • High-pressure sales tactics and false promises

    Furthermore, some of the many comments we found were about fraudulent activity. Specifically, here are a few of the most noteworthy. 

    From TripAdvisor:

    • “If you are staying at any of the Occidental hotels, and are being pressured to purchase a vacation club membership, do not buy it!!!! This is the biggest scam out there! The agent will show you a spectacular room with flat screen televisions, and beautiful accompaniments, but when you stay there you’ll get a second rate room with none of the niceties they showed you. If you are unfortunate enough to have already bought a membership, it is basically worthless, as they sell on EBAY for $5.00.
    • “It was nice visiting Allegro/Occidental hotel, but please never attend one of the timeshare that is offered at the property. The timeshare is a SCAM. Please never sign in to buy anything while vacationing there. We have made a mistake in buying the timeshare and we have not had the opportunity to use it because we still have to pay for the same price to stay at the hotel even though we already have the Allegro/Occidental Vacation Club membership. We have reached out to the individuals at the property with the request to be released from the contract and forfeit the $15,000 that we already paid into the membership, but we have not heard back to resolve the issue. I will continue to go on to other social media platform to warn others of the TIMESHARE SCAM practices. … Please say no to buying Allegro/Occidental Vacation Club membership because it’s a worthless club membership. … I am thinking of finding enough people to file a Class Action Lawsuit against the vacation club.”

    • “This company will tell you anything you want to hear to get you to buy into the company, they will show you wonderful pictures (but when you go to get those they are always a grade up from you) I own what they say is the best they have 2 bedroom royal club, but yet to get a room like in the book in aruba you have to upgrade? … It’s also getting to a place you need to book over a year in advance because they have over sold the time share and now have more owners than space, but if you go on line you can book a room and if you call under your time share they will tell you it’s full. So again scam.

    • “We had the misfortune of getting sucked into a “90 minute” presentation for the Allegro Vacation Club while in Playa del Carmen. We had purchased discounted tickets for Xcaret and this was a part of the deal. … They had our licenses and credit cards and we could not leave and the salesman and his wife, the sales manager, kept presenting different plans over 2 hours. … After we received the materials we learned we had been the victim of a bait and switch and what we had been given was unfeasible for us. We had to book 14 days out and pay up to 48 hours out with no refund for cancellations! We returned 2 days later to cancel and get a refund. The salesman refused and kept saying that what he told us trumped the contract and language of the certificates! He then started swearing at us and threatening us. … Beware – these people are excellent salespeople who will wear you down and create an offer based on what you say during the presentation, then screw you.     On top of this, their owning company, Allegro Holdings, has a C+ and is unaccredited with the BBB; the Vacation Store of Miami, which seems to be involved somehow, is notoriously low-rated, with several BBB complaints and 2 stars on Yelp. Occidental Vacation Club itself has 1 star on ComplaintsBoard from 3 reviews, as well as several notable complaints on Timeshare Marketplace, RedWeek, and Defaulters.

    So if you are looking to get rid of Occidental Allegro timeshare, you would be well justified in doing so, and fortunately have several options at your disposal.

    Occidental Allegro Timeshare Exit Program

    There are two “official” websites for Occidental Allegro; one is called Occidental Allegro, and the other is called Occidental Vacation Club. The former appears to be several years old and its links to getting further information do not work.     Escondido Towers is a resort-style condominium community located in Mazatlan, Mexico. At one point Escondido Towers may have had a timeshare program.     The only reviews we found of Escondido Towers came in the form of TripAdvisor discussions from buyers of fractional ownership (which is similar to a timeshare, but not the same) who had trouble getting in touch with the sales managers immediately post-purchase. Those sales managers eventually got in touch by posting their information on those threads, which is not necessarily a red flag, but is definitely a bit strange.     Avalon Vacation Club is a timeshare program in Cancun, Mexico, that is part of a larger management agency called the Vacation Store of Miami. It was previously associated with Avalon Resorts and their several properties, including Avalon Grand Cancun, Avalon Grand Panama, Avalon Reef Club Isla Mujeres, Avalon Excalubur Acapulco, and Club Baccara. It is now part of a hotel called Hotel NYX Cancun, which is also known as or was once called Avalon Grand Cancun.

    We found a report on a website called Timeshare Consumer Protection Alerts and Advisories, or TCPAA, that noted the history of these resorts, seeing as it’s difficult to find much information elsewhere online. They note that “Avalon Resorts provides timeshare properties and enhanced memberships into their popular Avalon Vacation Club,” but also that the former owner ran into legal trouble, which changed the face of the resorts. Unfortunately it has some old, nonworking links, so it’s not as up-to-date as it could be. 

    But the information is still cause for concern. So if you have ended up saddled with a timeshare from this company, and want to cancel Avalon Vacation Club timeshare, you are certainly not alone and there are options you can pursue. 

    While researching this timeshare program, we found several complaints online, most of them not limited to Avalon Resorts’ past problems with bad management. Here are some of the most noteworthy comments and reviews we found for Avalon Vacation Club, Hotel NYX Cancun, and the Vacation Store of Miami. 

    From TripAdvisor:

    • “We are members of Avalon Grand Cancun & we are wondering what is going on with the new management. We have not received any information. We found out it is no longer a part of the Avalon Resort group & has been removed from the website. We have tried to contact the vacation club manager, who had nothing to say! We are ready to start a class action suit because we have a contract, and as members, we are kept in the dark about this.” 

    From the BBB:

    • “Due to Covid, my wife and I had to reschedule our honeymoon from 2020 into 2021. We paid the original price of what our honeymoon was supposed to cost in full amount of $1,970. The COVID pandemic forced us to reschedule our vacation (in which we were happy to keep with the same resort to try to help the company in this trying time period). Yet, Vacation Store Miami has now demanded we owe an additional $204 because they have increased the price of our already paid for vacation. When I asked for a refund, the employee told me they only allowed store credit. This action is trying to force us to pay more than what was advertised. This is also holding our money hostage by forcing us to take a “credit” that would be required to be used for a less quality room. This is terrible business ethics. We would like a full refund. I will never do business with or recommend this company ever again.”

    From Yelp:

    • “This place is so phony. They advertise prices they know will draw you in only to scam your credit card and personal information. Beware of identity theft if you give this company your information. I fell for it and now have canceled the cc I gave them and locked down my credit with the bureaus.  DO NOT FALL FOR IT.”

    Upon reading further it becomes clear that these unscrupulous practices are not limited to the COVID-19 situation. These companies have used whatever situation they can to scam people out of their money, including the changes in management and ownership.

    Avalon Vacation Club Class Action Lawsuit

     

    Another comment on TripAdvisor stated the following:

    • “Just a hunch but the Avalon Grand likely got caught up in the trustee sell off of Michael Kelly’s properties, its former owner/operator, as part of a plea agreement he has made regarding some of his pending fraud charges in the U.S. referencing Time Share/ Vacation Club Fraud and Investment. The U.S. Federal Courts have been seeking any and all of Kelly’s assets in regard to the case(s) for reimbursement for victims/investors, many senior citizens, that Kelly ripped off to the tune of potentially hundreds of millions. The Avalon Resorts were just one of many Kelly businesses in the region acquired at the expense of the fraud. It would come as no surprise that the Avalon Resorts were sold off at auction, outright, piecemeal, or otherwise.

    The TCPAA page on Avalon Vacation Club affirms this: 

    • “Operated by Operadora Hoteles in Cancun, Mexico, Avalon Resorts experienced bad publicity when the resort owner, Michael Kelley, was tried for operating a Ponzi scheme in 2007. Since then, Avalon Resorts completed extensive remodeling to incorporate environmentally friendly features and focus on creating family retreats.” 

    Looking up the SEC press release “SEC Charges 26 Defendants in $428 Million Securities Fraud That Targeted Senior Citizens and Retirement Savings” will give you more information on this situation. 

    The class action lawsuits don’t stop there: in 2017, there was an Anticybersquatting Consumer Protection Act and Trademark Infringement case currently pending in the United States District Court for the Southern District of Florida between Vacation Store of Miami and Heron Development Corp. (US District Court for Southern District of Florida – Miami Division Case No. 1:16-cv-20683-FAM). 

    You can search these terms for more information about the case, but essentially, the Vacation Store of Miami used several different domain names unethically to not only steal business from another company, but also to falsely appear as if they were associated with many other companies. One Yelp review echoed this quite recently, so apparently they are still doing this:

    • “This is a scam company. The company creates websites that look like the hotel, so you think that you’re making reservations directly through the hotel. Unfortunately, I didn’t look closely enough at the website and realized the error when they emailed my confirmation. I’m trying to cancel reservations I made for July of this year (it’s May now), but I cannot reach the company through phone or email. Their phone number doesn’t even have an answering service to take messages. it rings and rings and then just hangs up. RED FLAG.”

    So with all of this in mind, the bottom line is that if you have an Avalon Vacation Club timeshare, you definitely want to do everything you can to get out of it.

    Unsurprisingly, we did not find an official exit program on either the Hotel NYX Cancun or the Vacation Store of Miami websites for the Avalon Vacation Club. The Avalon Resorts website — the old one — is not functional, so there is nothing to search for there.

That said, the reviews and complaints indicated that this is often an ineffectual route to take. You may want to explore what a timeshare exit company can do for you instead. While resale is sometimes another way to get rid of Avalon Vacation Club timeshare, you might consider the circumstances surrounding the companies that own these timeshares, and opt to hold the resorts accountable by getting them to cancel your contract instead.
